Does it really do you good to have your Own Web Site?

Okay I understand having a web presence is something one needs to a certain extent in today's market. However do you need your own individual web site? I have tried a couple of different web builders that are reported to be BIG HITTERS in the business but for me so far they are duds.

They have not produced what they promised and I am to the point to where I will have a CHEAP and I do mean cheap site with just basic information data and that's it.

So tell me has your site worked for you? I'm spending money on something that has not returned anything and I'm getting ready to dump this thing unless it starts to turn around. It's got to work or there would not be so many out there so that tells me I'm either doing something wrong or I haven't given it enough time.

I haven't been known for my patience so 3 weeks might be cutting it a little short. I don't know maybe another week or two are do you think I've waited too long and should go ahead and cut the cord? Remember "It's a great day to buy or sell a home."

Overcoming culture and language barriers

Brothers and sisters let me tell you I have just overcome one of the most difficult barriers of my short career in this business.

I have been dealing with this client from another country with a language barrier and I am now beginning to understand what she is saying. Also I now know there was some trust issues on the client's part but within the last two weeks I have successfully overcame that issue.

Just think it only took three months and at times I was almost and I mean almost ready to throw in the towel and tell the client to go find someone else I have had enough. I haven't shown that many places compared to some of my former clients it's the language barrier that had me more frustrated than anything else.

Patting myself on the back knowing my temper I'm proud of myself for not cutting my own throat and hanging in there. Persistence and perseverance will result in a payday either later this month or early in November. You learn something every day, when you don't it's time to leave and go into another line of work. Remember "It's a great day to buy or sell a home."

My first AR success story…

Last week I received an email via AR from a female who lives across the State. She told me she had just passed the State exam and was interested in getting into commercial real estate. She also said she and read one of my blogs and found it very entertaining and full of good knowledge (YEA FOR ME!!!)

Anyway she had wanted some of my advice with some help from some trusted sources from around the office I sent her what I thought was some sound and well thought out advice. I have not received any confirmation of if she has taken me up on my advice or not but it's comforting to know I might have had some influence on a person wanting to get into this profession.

People do read these blogs and words do have meaning so I knew some people were reading these but now I may take it a little more seriously (not that I wasn't before) when I write these. Well it's getting late and I have a full day ahead of me tomorrow I have a home to sell remember "It's a great day to buy or sell a home."

But I haven't retired and I live in Bella Vista. Just because it has 12 tennis courts, several stocked lakes and some of the most beautiful golf courses in the State just to start are some of the things that draw people to Bella Vista. We also have two swimming pools and two putt-putt golf courses and several play grounds for the little ones. Want to go biking or walking, we have trails for that to.

We are located between Tulsa, Fayetteville, Springfield and Joplin.

Want a little more excitement just a short drive to several casinos and then of course there's XNA airport with nonstop flights to Vegas and Orlando. Schools we now have our won elementary and of course the University of Arkansas where you can Call The Hogs is just down the road. Bella Vista is a great place to retire if you're ready to retire. But if you're not then it's a great place to bring up a family with lots of places to go and things to do. Come join us and see why if you stay for a visit you'll stay for a lifetime. Yep I know I sure do and it happened to me just the other day. I tell you the first two years in this business have been a learning experience. Most of it has been good some has been fair and a small percentage has been downright nasty. I was at a store where I bought a phone with the (IF) feature and was learning more about it when of course the phone rang. "Hi I'm ---- and I would like to look at 123 Main (you know the routine) when can you show it to us? Well how does 01:00 PM sound?

"Well is there anyone at your office that can unlock the door cause we're in the driveway now?"

Well there went my plans and away I went towards the property, I might add it was raining and traffic was at a crawl. Anyway I'm in another county when I'm 3 minutes out they call again except this time it's the man and he asks "This is --- are you coming out here today?" For those of you who know me and my temper this is not a wise thing or tone of voice to use on this old man and it's all I can do to muster the most pleasant tone to tell this now person I'll be there in now 2 minutes.

When I arrive it's obvious to me these people are investors and they walk in look over the property in 5 minutes during the walkthrough (bank owned) property I learn the seller has called them about the property so now my mind is in high gear.

My goal is of course to sell the property it's in such bad shape when I took the listing I thought okay this one will be on the market for awhile. It did not last 7 days go to show you what I know. What really made my blood boil is that after showing the property to these people they go to another agent and have them write the offer. To top it off the other agent asks for a higher percentage commission*&&^%^%%^&^&%%#$# and other cuss words...

My downfall is that I did not ask them up front if they were working with another agent. In the long run even if they were my goal was to sell the property and that's what's happened.

The learning curve is coming strong and I know there is more to come until the next curve is thrown at me remember "It's a great day to buy or sell a home."
