Have you experience this scenario? I listed this one property in a bedroom community for 112K with the comps it was listed right. If there was one problem with the place it was location. Let's say it was a little out of the way but I knew if I could get one person to look the home would sell itself.
Working with the seller we lowered the price to 108K and only had till August and I knew after that I might lose the client. I was doing everything I knew to do.
Yesterday I received a call from an agent who advised me she was sending me an offer comes to find out the home was shown once and the person went to look a second time and it sold...........YEA!! YEA!! Sorry but that one deserved two yea's anyway my point is I did not give up, I did not badger my client to go down on price, I did believe, I hung in there and persistence and perseverance paid off, I'm wondering how many times we as agents take the easy way out and keep telling our clients to drop price when a little more time will do remember "It's a great day to buy or sell a home."

I can only speak for NW Arkansas and for me but my goodness this last couples of weeks have been just breathless.
It all started out buy getting a call from a client who wanted to buy a duplex, during the course of events he brought with him a friend who is interested in buying a duplex. This friend brought over another friend and I have sold him two duplexes (not complaining) you understand but now he has another friend who is looking for (you guessed it) another duplex. The truth is I'm running out of duplexes and this last friend is also looking for a home (change of pace) but alas he has a friend who is looking for a duplex what's a realtor to do?
Don't you love it?? YEA!!!!
Send me more the days are long 14-16 hours but I'll take all I can get while I can get them but the way mine started at 03:50 AM it's 05:30 AM now and I'm headed towards the office to get started remember "It's a great day to buy or sell a home."

Oh brother, aren't we all in this category? Knowing when to keep the royal mouth shut has always been a problem with me.
I was reading my horoscope today and came across this headline in one of the passages. It struck me as a truth we all need to grasp.
How many times and you don't have to admit it to the world through AR have you kept on selling when the sell was already made a long time ago? Usually I keep these blogs going for awhile with quirks of wisdom here and there but on this one why try and sell the point when its already sold remember "It's a great day to buy or sell a home."

Everyone has something that needs fixing. Goodness knows I do in more than one area. There is no magic pill you can take to cure this ill. If you can't fill out a listing contract, make that phone call because the phone is the harry monster, you have a phobia about knocking on the door of someone's home and so on. There is a cure however and it's inside you. That's right it's called several names brain, gray matter, wits, and a few other things I can't mention on AR so let's move on.
How do you cure this monster this evil this all consuming viper? I've mentioned this before in some of my other blogs and it is so simple once our come to grips with it. Everyone has the same desires as you do. They put their pants on the same way, they do a lot of things the same way you do the only difference is they have the home you want to list. If you get rejected and trust me you will more than you want to just look at your list and say NEXT, or MOVE ON and continue it's not the end.
It's your call and yours alone so what are you going to do? Remember "It's a great day to buy or sell a home."
