Do you swallow words you’d really like to say?

You bet your life I do on a daily basis. There are those people and I seem to run into them constantly every day that tests my good nature and patience. Then there are those people you can recognize them as soon as they walk into the room. You know they have that look about them that makes you want to run and hide and leave because you know you just know you're going to blow your gasket before you leave.

Luckily I've only had one client that's pushed my buttons yet and that contract has expired. When it did I went out to gather my lock box and signs and wouldn't you know it they wasn't home (darn luck), I left like a church mouse and mailed them their keys. Haven't heard back from them and no one has relisted the property (lucky for them). To keep harmony I swallow words that I know would get me kicked off of AR and all other public forums if one would hit my button which they quite often do and I was to respond like I would love to do.

I just bet you don't experience those moments in your neck of the woods how lucky for you until the next few moments when someone will royally p---- me off remember "It's a great day to buy or sell a home."

Knowing when to assert yourself maybe the key to getting the contract

Ever meet one of those pushy car salespersons? Sure you have and I'll bet you've also met a pushy real estate salesperson. Well I for one don't like a pushy car salesperson or a real estate salesperson. The trick is knowing when to stop or when to step up to the plate and push a little.

Until just recently I was just not willing to push and therefore I would get the client rounding third and would fall short of making a home run. As a result the income was just not there. Finally it hit me one day you got to be a little pushy on some people (not all) or let's use the wording guidance to get them to the table. Since then it sure has worked for me. I feel more confidence in my ability and my income has improved considerably.

I believe I am getting to know the balancing act but I have not perfected it yet have you? I know I have lost more clients than I care to count don't you do the same remember "It's a great day to buy or sell a home."

So busy… don’t overlook the obvious…

Often the obvious is overlooked. Just today I was looking back on my listings and was going over them when I opened one up and to my amazement there was no photographs attached to one. I knew I took them and I knew I put them on my computer and I knew I already put them on the listing... well goes to show you what I know they just were not there. I checked and there were on the computer and was waiting to be put where they should have been.

Needless to say I checked and double checked everything I had listed and then checked and doubled checked all my paperwork and made notes to myself for things I will need to do tomorrow. Now I wonder what other obvious things I may have missed in my previous listings. I understand you can make a list but I know you can't cover every little detail or the list will never stop but I think I have a manageable one now so only time will tell.

My question to you is how many (if any) things have you overlooked? Looking yet??? Have a wonderful day hunting remember "It's a great day to buy or sell a home."

Guard your time….protect your happiness…

As everyone knows time is money but is money everything? Of course only you can answer that question bust as for me it used to be but no more. In my younger days to provide for my family I worked all the overtime I could. I sacrificed being with them so they could have the "things" they wanted. In looking back on it now I might have stayed home more and when we could have afforded the "things" maybe they would have appreciated them more.

My time was spent taking care of my family I missed a lot of baseball, football, and other school activities because I was working. I can't reverse history but could have, should have, would have now sets in.

What will you remember in the future about how you guard your time yesterday, today and tomorrow years later? As for me there are a few regrets about the decisions I have made in my life (very few) but they haunt me daily, will your time management haunt you?

WOW what a send off GOOD LUCK. What connation's that sends to you. Let's see, first I don't think your good enough to get it on your own so let me give you some words of encouragement. Second you're not prepared so you'll need luck to get the listing. Third your going after a 750,000.00 dressed liked that or after eating food laced with that much garlic they won't let you in the front door. The list could go on and on but you get the picture.

How about using these phrases or changing the words up just a bit and see what a difference they make.

"I understand you're going after that 750,000.00 listing, I just wanted to tell you I believe if anyone can get it you can." "As your fellow (salesperson, broker whatever) I support you now go get it." Or how about "Mr. or Mrs. ABDJ was a hard nut to crack everyone has been trying to get that listing and I knew if anyone could you were the one. I glad to see you went after it and now that you have the appointment I'm confident in your abilities I just know you'll bring back the listing."

You're using the same kind of words but not saying GOOD LUCK. I try so hard to think before I open mouth and insert you know what, but it doesn't always work that way remember "It's a great day to buy or sell a home."
