WOW what a send off GOOD LUCK. What connation's that sends to you. Let's see, first I don't think your good enough to get it on your own so let me give you some words of encouragement. Second you're not prepared so you'll need luck to get the listing. Third your going after a 750,000.00 dressed liked that or after eating food laced with that much garlic they won't let you in the front door. The list could go on and on but you get the picture.
How about using these phrases or changing the words up just a bit and see what a difference they make.
"I understand you're going after that 750,000.00 listing, I just wanted to tell you I believe if anyone can get it you can." "As your fellow (salesperson, broker whatever) I support you now go get it." Or how about "Mr. or Mrs. ABDJ was a hard nut to crack everyone has been trying to get that listing and I knew if anyone could you were the one. I glad to see you went after it and now that you have the appointment I'm confident in your abilities I just know you'll bring back the listing."
You're using the same kind of words but not saying GOOD LUCK. I try so hard to think before I open mouth and insert you know what, but it doesn't always work that way remember "It's a great day to buy or sell a home."

Since I started this blogging thing I have neglected updating Realtor.com for my listings, not been paying much attention to my prospecting as much as I should and all in all I've been having such a darn good time doing this I let a lot of other thing go. This will be my last one till Monday cause I got to get some other things done like eating, saying hi to some red headed girl who's been calling my name in a home I think I live in. the cutest dog keeps acting like she knows me and there's something called grass that's about knee deep I think needs mowing.
I have three listings (today) I hope I need to get entered and a host of other things I really need to handle so I got to go get ur done....remember "It's a great day to buy or sell a home.:

I have a grandson who stays with me from time to time. While he's here he stays on the computer with his friends on Facebook (monitored) and they talk about things 12 year olds talk about.
Last night he was plucking away at the keyboard and as usual he loses all account of time unless he's hungry. Anyway to the matter at hand I tell him it's time to take a bath. No arguments he's up and away off to the shower he goes and now grandpa gets to sit down and see if anyone has responded to his latest blog. I tell you I no longer get AR open and he's back. Now wait a minute it's only been about 30 seconds and he's already went inside adjusted the water, taken off his clothes, used shampoo (thick hair), and scrubbed the rest of himself got out and towel dried got his night clothes on and back in my office in less than one minute more like 30 seconds. Needless to say he and I had a discussion and hygiene and when he is with me what I expect (the girls can wait).
That got me to thinking how many times because I know I'm in a mad rush it seems like all the time. I wonder how much time we give to our clients. Do we do like my grandson did and rush in give them a quick shower or do we give them a scrub down? It's your call and your decision you'll live with the consequences whatever you decide. Remember it's better to do it right the first time than to do it over until tomorrow "It's a great day to buy or sell a home."

Since I started in real estate my broker J the best I might add, in my opinion has told me time and time again get a schedule and live by it. This has been pounded into my head countless times by her and Ms. Carrie and Ms. Deb. Well after a year I finally got a schedule and started to follow it. During this time we had a contest going on and I was involved in it. At the last minute the rules were changed (for good cause I might add) and everyone had to rearrange their schedules and plans to meet the new rules.
So given the scenario what would you do? You could stick to your guns and demand the origional rules be adhered to. But what would that accomplish? You could bow out and leave the competition but then if you were in the lead or might win what would that accomplish? So again I ask what you would do. You follow the cheese. You change your schedule; it's no different than the last minute change in a closing or getting a flat tire and being late for a showing. Use whatever excuse you want to or fill in the blank and as my broker Ms. Marcella would say as she carries out the expulsion of the excessive amount of saliva (not really) and then say "Move on" or "next." It's up to you if you're not flexible you're going to break do whatever you want but at the end of the day it's your decision remember; "It's a great day to buy or sell a home."

If they are what kind of thoughts are you leaving with them? Are they ones of WOW!! what a great agent we just hired to sell or find our home? Or was it one of YESSSS!! we're so happy we did not sign any papers with that jerk?
So which one are you? What kind of impression do you leave with people? Obviously if you did not get the contract signed something happened (to be politically correct here) the reason might be their fishing for a lower commission fee, shorter time and a host of other arguments. But for the sake of this conversation and the title you fit into one of the categories you're either the right agent a great one or you're a jerk. If you're a jerk I can't tell you what went wrong but I can offer some advice on what you can do about it.
Once you leave without the contract, listing, or your life reflect and ask yourself what went wrong. Did you go in with the right attitude? That is was you the agent who listened to the client's needs not to your wants and pre-conceived ideas of what the home was worth? What about your dress? It took me about a year but it finally hit home for me not to wear jeans and start wearing slacks and dressing for the part I was about to play for the client. Look the part of a professional and you'll start to act as one also (now don't go get all wound up on me for those of you who don't) I'm talking for me it worked and I've seen it work on others as well, try it you'll like it. Go in with a winning attitude but also don't forget whose boss, remember: "It's a great day to buy or sell a home."
