One could consider Pearland to be divided into two different towns. Pearland East and Pearland West. The west side is much newer but comes with a lot of traffic and congestion. Pearland east consists of established neighborhoods with a few smaller new home communities in the area. some people consider "old Pearland" to have that small town atmosphere. The city of Pearland has many new road projects planed for the east side of Pearland to provide easy access to the Pearland Parkway, I-45, and hwy 288.
Some newer subdivisions include The Lakes of Highland Glen, Canterbury Park, Cabot Cove, and The Villages at Mary's Creek.
If you are considering relocating to the Houston area and for commuting purposes, need to be on the south part of Houston, Pearland is most likely your best choice. Pearland is very cose to the Texas Medical Center and downtown.

LOCAL PEARLAND REALTOR WITNESSES GRASS FIRE FIRST HAND
Yikes, I was traveling home yesterday and noticed the news copters flying overhead. As I drove closer to MY HOME, they were very close above. So I decided to keep going to find out what was happening. As I drove closer I noticed a fire was going on and I could not tell where it was coming from. I turned into Canterbury Park and at the back of the subdivision, the large field was completly engulfed in flames.
So I decided to keep driving closer and drove to the back of the subdivision where the fire trucks were connected to the fire hydrants. According to the news station, over 14 acres of the field were burned and 25 homes were evacuated. No one was hurt and no homes caught on fire.
Audubon Place is a very unique gated subdivision with custom homes in the heart of Pearland Texas. Located off of the newly built Magnolia Rd between McClean and Harkey Rd.
Audubon Place consists of homes mostly built in the early 2000s with more added to the newer section around 2005. According to the homes sold there within the last 7 years, the average price sold was $358,000 with an average home size of 3844 sqft. That gives an average price/sqft of $93.13, which is higher than most subdivisions in the Pearland area. Considering the average lot size of 1/2 and acre and some with almost a full acre, and a gated community, you get what you pay for.
More recently, the average price/sqft SOLD in Audubon Place in the last year was $85.40/sqft. This data is using only five homes sold in 2008 and two homes sold for around $95/sqft.
Location wise, if you don't want to be caught up in the busy west side of Pearland, this is the place to be. Audubon Place is located about 5 miles from hwy 288. There are future plans to expand Magnolia Rd to go all the way to hwy 288 and also expand to 4 lanes to hwy 35 and the Pearland Parkway. If you like the small town atmosphere of Pearland and still want easy access to hwy 288 and the Pearland Parkway, Audubon is the place to buy right now. (BEFORE the Magnolia Rd expansion has been completed)

When you buy a home from the listing agent, you have NO representation. They represent the SELLER. It is their job to get the SELLER the highest price and the most favorable terms. They present you with a dual agency agreement and they owe their fiduciary duties to the SELLER.

Unlike most Real Estate Agents, James does not list properties for sale. Homebuyer's-Team LLC Real Estate brokerage does not list any homes for sale. That allows James and his team much more time and devotion to his home buying clients. James is a member of the National Association of Exclusive Buyer's Agents, which enables him the resources to assist home buying clients more effectively.
Over the years, James has spent a lot of time with home inspectors. He has learned how to "pre-inspect" homes by pointing out potential problems to his clients. He feels there is no reason to spend time on a house that has too many costly defects. Some of his clients are pleasantly surprised and sometimes shocked to have a Realtor immediately point out problems to be concerned with.

James has lived in the Houston area all of his life and has lived in the Pearland/Friendswood area since 1990. James is a proud father of a beautiful girl that attends Middle School in Pearland ISD.
