The latest comparable sales shows that the market value per/sqft has held very well. Currenty in the low to mid $80/sqft. At the moment I am currently representing a client buying a home in Clear Creek Park. The home is on the last street in the back and faces the wildlife refuge and retention pond (yea no houses across the street).   • Shadow Creek Ranch is a master planned community with a wide range of home styles and prices. Unfoutuntly the residences of Shadow Creek are fighting off a possible landfill expansion located just west of the community. Blue Ridge Landfill wants to raise the height of the landfill to an unrealistic level and the Shadow Creek residences don't want it. It is a shame that thei nice community has to deal with this type of bad media exposure and the smell. For the community sake, we hope the landfill never gets the approval to expand.

  • Ahhhhh Silverlake Pearland. The first area to develop on the far west side of Pearland. Southwyck and Silverlake have been around since the early 1990s. In the last 10 years, development close to hwy 288 has really exploded. Now Silverlake and Silvercreek have many small subdivivisions within that are quite nice. With the Southwyck golf course, multiple lakes, several pools, and lots of walking trails......Silverlake is a much desired area to be. Especially if you want easy access to hwy 288. Currently, there is a back way to hwy 288 using Southfork Rd. Once they opened this road, it allow residences to "sneak out the back" Future plans for Southfork Rd include expansion all the way to hwy 35 via Magnolia Rd. If you are looking to buy a home in the Pearland area, drive through the Silverlake community.
