I make it a standard practice to knock loudly before entering any home but especially a vacant home. This is something that I was told to do many years ago, by another agent that I was working with when the last foreclosure market was happening. This is to give a potential person time to leave just in case there is still someone in a "vacant" house.
Today I was really glad that I have been doing this all along because just as we were stepping into the home I heard a door slam as someone was obviously leaving.
There were crackers and peanut butter on the kitchen counter. I left with my clients in case there were any other people in the home. I left a message for the listing agent so that he knew of the situation.
A few years back I walked in on some kids who were supposed to be at school. They were all lying on a couch with pillows around them trying not to be noticed.
Then I was checking a home that my husband purchased in Victorville that was supposed to be vacant....but it was not. There was a hair dryer going in the bathroom so I left that house in a hurry. You just never know if squatters are living in these houses and better to knock than be sorry!
I believe in providing great customer service. I will go the extra mile to make sure that my clients are satisfied and happy about the purchase they are making. This is a great time to buy and I want my clients to feel as if there is no doubt that they are purchasing a great property that will go up in value.
That is why, when I received a panic voice-mailfrom my client at 9:00 p.m. saying that, "I can return their call until midnight", I did.
I called at 10:00 and did not get an answer. So at 11:00 p.m., I called and my client was so happy that I actually returned the call. They had been trying to make a decision all evening and had finally come up with a price that they thought was fair and wanted to tell me so that I was prepared for an offer the next morning.
I feel that buyers are especially anxious in this current Real Estate market and I feel they need extra assurance from me as their agent. They want to make sure that they are getting a great deal on their purchase. In the past I did not always do this, due in part, to the fact that my children were young and I just don't think I had the energy.
This current economywe are gong through has all consumers concerned about everything they are buying. I want my clients to feel as if I have their best interests at heart and....That is why I have decided to answer my phone and return calls at almost any hour of the day and night.
