Manhattan Beach Real Estate Facts / How to Buy and Sell
Adjustable Rate Loans for Manhattan Beach
ARMS may be called by various names including, variable-rate loans, adjustable rate loans or adjustable mortgage loans for your Manhattan Beach home. They all feature an interest rate that can vary over the rate of the loan.
Advantages: The monthly payment on a typical ARM is lower in the early stages than the fixed rate loan. This may make it easier for the buyer to afford the Manhattan Beachhome.
Disadvantages: As interest rates increase, your monthly payment may increase or the amount of your payment applied to the principle may decrease which means that you must gamble on property appreciation to offset this increase in your indebtedness.
Manhattan Beach Homeownsers Insurance
Bundle your Manhattan Beach insurance policies. Some companies that sell homeowners, auto and liability coverage will take 5 to 15% off your premium if you buy two or more policies from them.
Reduce Your Risk. Find out from your insurance company what steps you can take to make your Manhattan Beach more resistant to natural disasters. If you live in an older home, look into modernizing your heating, plumbing and electrical systems to reduce the risk of fire and water damage.
Bitten by the Manhattan Beach Home Improvement Bug?
Before you finalize your decision regarding remodeling versus moving, it is wise to get a professional estimate of your Manhattan Beach home's current value, the actual costs of moving to a different home and the estimated return on investment of the most common types of home improvement. I'll be happy to provide you with a complimentary analysis of your home's current value. Simply call or E-mail me whenever you are ready. As for improvements that traditionally bring the highest rate of return on investment, here are some statistics. Kitchen remodeling and adding a bath tends to bring rates of return with averaging anywhere from 85% to 95% return on your dollars spent. Compare that with the 64% return on investment for adding a home office.
Building Manhattan Beach Home Equity
As a Manhattan Beach homeowner you have the right to pay more towards the principle loan amount each month. Let's say your monthly payment is $700.00 a month and $100.00 a month is being applied to the principle. If you choose to pay $900.00 instead of $700.00, the $200.00 overage will be applied entirely to the principle. Thus, instead of gaining $1,200.00 a year in Manhattan Beach home equity, you gain $3,600.00.
The only factor being considered here is Home Equity. In individual cases it may be wiser to invest than to pre-pay your home loan. It also may be wiser to pay off high-interest, non-deductible loans before considering your Manhattan Beach home equity building options. Your financial advisor is the one to consult for these matters. Manhattan Beach BASICS
Location, location, location pretty much describes the basics of all real estate markets and the Manhattan Beach market is no exception. A lovely estate home next door to a power plant or on a hill where major sliding has occurred is not as valuable as that same home in a quiet, tree-lined neighborhood. This is why most astute buyers tend to rely on real estate agents who are well versed in the community and know the area well.
Manhattan Beach DEPRECIATION
Depreciation is the loss of value of a building or an asset due to wear, tear, and aging. Depreciation cannot be applied to your personal residence unless you use your Manhattan Beach in some way for business. If you do depreciate a part of your home, let's say a home office, there are tax consequences you must consider when you sell your home.
Manhattan Beach Hometown Fair is an annual event for the Manhattan Beach, Hermosa Beach, Redondo Beach and all the Southbay homeowners and residence of the area. It has been a hit for almost 60 years! I volunteered in the public works booth, where we had a wheel to spins and gave away environmentally friendly gifts all day long. I had the privilege of meeting the families and residences of Manhattan Beach homes, Hermosa Beach homes, Redondo Beach homes and all the Southbay homes all day long! It was a treat.
There were local bands and food. There were so many wonderful vendors, vendor tents as far as the eye could see with jewelry, clothing, home decor, art and a wide variety of others.
The day began at 7:30 with a 10K run through Manhattan Beach. Participants came in all age levels and some have been running that race for decades! It is so fun to be a part of a community that loves to gather and share food, entertainment and each others company.
I love where I live!!!

The Inspiration of Racing in the South Bay
It is Super Bowl Sunday 2010. Usually I run in the Redondo Beach Superbowl 5 or 10k, but since I just got home from 2 weeks in Florida I am lazy. I ate my way down the Florida coast so I would be lucky to run accross the street right now. But in my love of the beach, people and running, I grab my coffee and head out the door.
1/2 block west of my house I am amazed at the sound of footsteps pounding their way down Catalina Blvd in Redondo Beach. I watch for a good 20 minutes as 10,000 people (at least) run down the palm tree lined beauty of my hometown in the southern part of Redondo Beach.
This is also a costume race, so people are dressed in wigs and super hero costumes. There are even 4 guys tied together with a stereo and microphones, singing as they run. The volunteers are cheering them on as they guard Catalina from cars and pass water to the hard breathing participants. Excitement is in the air!
I have been on the other coast for 2 weeks and even though it is beautiful and the water is warmer, I am so glad to be home. I love it here. This is the most gorgeous place in the world to me! I follow them to the Redondo pier taking pictures all along the way.
Next year I will be out there with them again. Running, laughing and enjoying the tremendous community feel we have here in the South Bay. This is all within minutes of Manhattan Beach & Hermosa Beach, which also have many of their own events!
