Well, as an agent said recently, if the house doesn't talk to them the buyer will find one that does.
Your home should put off positive energy. It should reassure the buyer. Not say I'm tired or I haven't been looked after, watch out.

Stagers declutter. Feng Shui says the more you have the more it begins to drag you down. Clutter impedes the smooth flow of energy around the home and therefore your life. The goal is to surround yourself with healthy free-flowing chi energy. In staging, clutter can make a house feel small or dirty ... negative feelings.
Stagers deal with furniture placement and traffic flow. Feng Shui believes that arrangement of furniture has the biggest impact on how the chi flows around an interior so how we place the furniture has a direct feeling on how we feel. In staging terms, if the furnishings block traffic flow or the room doesn't open up to the buyer right away the buyer feels the room is small and confining.
Stagers work with colour. Feng Shui says colour is a manifestation of light and energy; it transforms the world, and through our perceptions of it, can transform our lives. Colours bring out an emotional reaction from us. As stagers we tend to go for neutral colours so that buyers will not react negatively to a strong colour. It also allows them to bring any colour of furnishings and live comfortably until they make the changes they envision.

The Stager's goal is to help your home appeal or 'speak'to the buyers. Your home should tell the buyer it is a safe buy with no deferred maintenance issues. It should tell them you will be comfortable here because I am warm, spacious and fulfill your needs.

I don't know how many times I have heard "Why paint, the new people will just come in and change it?"
