In 1999 a holiday tradition began in Clarksville. That tradition is Christmas on the Cumberland at the McGregor Park RiverWalk. The RiverWalk will be transformed once again into a winter wonderland for the 10th Annual Christmas on the Cumberland event. The theme for this year's event is All I want for Christmas .

This event attracts thousands of visitors to the RiverWalk each holiday season, a time when most people don't think about taking a stroll in the park. The entire RiverWalk is decorated for the holiday season with beautiful Christmas villages and holiday scenes set with over 1 million twinkling lights, giving families and couples a reason to take that evening stroll at the park.

Christmas on the Cumberland is truly an experience to be treasured by the young and young-at-heart. Children of all ages are often captivated by scenes like Toyland with Santa's workshop, the snow skiing elves, and two tunnels of dancing lights.

The Junk Man is Here! October 20th - December 1st Don't Miss Him!

The City of Clarksville will offer a yard debris pick-up October 20-December 1, 2008. Citizens are asked to put the items that they would like to have picked-up close to the road. We all have clients / customers or they have neighbors that might be happy to have this information. If there is anything that you or someone you know needs to get rid of please take advantage of this opportunity. Free of charge, no questions asked. They will pick up anything.

Many times we are trying our best to sell a house and the one next door has a front and back yard filled with debris. Those owners probably don't want the junk anymore, but they just don't know how to get rid of all of it. Simply walk over and tell them about this opportunity. Send them a post card or put a flyer in their mailbox. Simple! And this may get you a sale.

Batman Look Out We're On to You!

Clarksville, TN's Land Between The Lakes, in partnership with the "Friends of LBL," are thrilled to offer a presentation about bats. Some good information to pass on to your clients/customers as well!

Batty about Bats will be held Monday, November 10, at 6:30 p.m. in the Golden Pond Planetarium located inside the Golden Pond Visitor Center at Land Between The Lakes (LBL) National Recreation Area.

Participants will learn amazing facts about bats and clear up myths surrounding bats. Did you know we would not have bananas, peaches, cashews, or even chocolate if it weren't for bat pollinators? We would have a lot more mosquitoes.

  • Bats may be the least appreciated animals occurring in the Eastern United States, although as consumers of enormous numbers of insects, they rank among the most beneficial.
  • Many people incorrectly believe that bats are blind, try to become entangled in human hair, are dirty and dangerous, and otherwise do things that drive people "Batty" or cause them to have "bats in their belfries". Being referred to as an "old bat" or a "dingbat" is less than complimentary. Actually, most bats are highly beneficial, intelligent, extremely interesting, and possess fascinating abilities, such as homing instinct and the ability to navigate by echolocation in complete darkness.
  • Bats, like humans are mammals, having hair and giving birth to living young and feeding them on milk from mammary glands. More than 900 species of bats occur worldwide; they are most abundant in the tropics. Bats are second only to rodents in numbers of species, and compromise almost 25% of all species of mammals. Forty-four species of bats are native to the United States, and 19 of these species occur in the eastern United States

    Exactly What is a Home Inspection

    The goal

    The goal of a home inspection is to give the client a much better understanding of the physical condition of the structure than would otherwise be known. To achieve this an inspector conducts a visual inspection of the home and its systems.

    Preliminaries

    Typical homes take 2-3 hours to inspect. When the client arrives the inspector often presents a pre-inspection agreement to be signed followed by payment. A good inspector then gives the client an overview of the inspection process and invites the client to accompany him.

    Items covered

    Though the order may vary the inspector should at least visually inspect the following:

    • interior (non-cosmetic)
    • foundation / basement
    • framing / structure
    • roof / attic
    • chimney
    • kitchen / appliances / laundry bathrooms
    • plumbing system
    • electrical system
    • heating system
    • air conditioning system
    • garage

    Additional services

    Additional items such as pools, spas, barns & other outer structures, docks & sea walls, well flow, wood destroying insects, lawn sprinkler systems, fences & gates and EIFS (exterior insulation & finish systems) may be offered by the inspection company but may add to the fee. The inspection company may also offer environmental services such as:

    Completion

    Upon completion of the inspection the inspector should give the client a summary of what was discovered and an opportunity to ask questions. The client then receives a signed written report of the findings. The report is the client's property; no other party is entitled to see it.

    Ethics

    The inspector's job is to inform the client of the condition of the home. He can describe any problems discovered, explain how and why they occurred, and even make repair recommendations. The inspector should not recommend contractors, estimate repair costs (unless the inspector is an active contractor in the particular field), recommend whether or not the client should purchase the home, comment on its market value, or benefit in any way from the repair or sale of the home.

    Disclaimer

    The inspection is limited to the condition of the house at the time of inspection and what is visually accessible. It is important to understand that an inspection is not a warranty and that it is limited. Due to industry pressures, an inspection is expected to take no more than 2-3 hours. It is impossible for an inspector to inspect every one of the thousands of components that make up a home in this 2-3 hours. He must rely on his experience to optimize the time available and focus on the most important items. No two inspectors will make exactly the same report.
