Things are beginning to look up for this North Texan county. The unemployment rate has dropped from 7.9 to 7.7 percent in September, according the statistics compiled by the Texas Workforce Commission (TWC). This figure is comparatively lower than the National unemployment rate of 9.8 percent for the month of September. Michigan and Nevada hold the highest unemployment rates at 15.2 percent and 13.2 percent respectively. "The Texas labor force continued to grow in August, remaining above 12 million workers," said TWC Commissioner Representing Labor Ronny Congleton. "To help connect workers with available jobs, staff at more than 240 workforce centers across the state are available to provide job-search assistance and other services." These facts and figures help to provide a more comforting and positive outlook to new and existing homeowners in the Collin County neighborhood.

McSwiggan's Pub is now open in Austin Ranch. Located next to the Zin Bar, this Irish Pub offers a nice change from its current neighbors. First and foremost, it's a Non-Smoking establishment. Hopefully others in The Colony will follow suit.
McSwiggan's has your typical Irish Bar attributes. Lightly dimmed, lots of wood and brass, many different varieties of international ales and lagers, and the staple of all Irish bar food...fish and chips. For Scotch drinkers, they have 12 yr old Jameson. I don't drink scotch, but scotch lovers suggest this is a good scotch.
The owner (from the east coast) has brought in a few classic sports memorabilia. There are actual chairs from the Boston Garden. For a donation, you and a friend can sit and watch the games in the these two seats. From my understanding, the owner will match the donation. I'm not 100% on this, but I think that's what he told me. Keeping with the Boston sports theme, McSwiggan's is going to carry all the Patriot's football games. I'm sure they'll have a fan club or something going on, so it may be a good idea to get there early to grab a seat. The bar is small and I don't remember there being a lot of tvs.
If you live near Austin Ranch or in The Colony, then I recommend you check this out. Monday Night Football starts tonight with the Patriots vs the Bills. Tom Brady and company should make it an exciting game. Come on out. Grab a pint and some fish and chips and enjoy the game.

Do you Sell Real Estate in Frisco? If YES, then you MUST have this in your Tool Kit!
This morning I attended a breakfast meeting with Frisco’s Mayor Maher Maso.
Mayor Maso did a presentation on the current state of Frisco, answered questions, and provided one very valuable tool for every realtor that sells in Frisco or homeowner that currently resides there. What’s this valuable tool you ask? GIS Maps (http://maps.friscotexas.gov/).
If you haven’t visited the City of Frisco website (http://www.ci.frisco.tx.us/Pages/Default.aspx), then I strongly recommend that you make this a priority. Located on the right hand column on the home page is MAP IT. After clicking on MAP IT, the link will take you to the GIS Maps. Once you’ve been directed here you will be amazed at the information available. Think of Google Earth and how cool it is to see places around the world or see your first house that you lived in right on your computer. GIS Maps is the same concept but better!

Have you ever wanted to know what the empty lot behind your house was going to be? What about where the local elementary school is located? Closest college? Hotels, shopping, sports, etc.? The GIS Maps feature allows you the opportunity to view all this information on a virtual map of Frisco. There is a selection of different points of interests to choose from. Once selected, the points will appear on the virtual map. The program allows several layers, so you can pick as many points of interests and they’ll appear on the same map.
As a realtor working in Frisco, I often get asked about road construction and expansions of current roadways. If you live in West or North Frisco then you’ll know what I’m talking about. Lebanon from Legacy to 423, Eldorado from the Tollway to 423, Preston road North of Main St. are just a few examples. However, with the GIS Maps tool you’ll be able to see what the current and future roadmaps look like. If you want to take it step further the tool also allows you to show clients future hike and bike trails, future land use or subdivisions, and wet/dry areas.
You have to give credit to the City of Frisco for using the tax dollars here wisely. Investing in technology seems to have paid off here for Frisco. I’m not sure of another city in the Dallas/Fort Worth area that has this feature. Please keep in mind, I haven’t visited every single city website, but the many that I have does not provide this feature. It’s nice to see a city that has grown exponentially over the last seven years, and continues to grow at rapid pace, is up to-date with technology. Frisco is expecting to have 280k residents by 2025. With that type of growth comes constant and future changes to the city. GIS Maps will be a great resource to keep up-to-date on current and future projects.
