WOW! What a GREAT open house!!!!!

I have read some other blogs from agent's on here that don't enjoy open houses and I can definitely understand why. I think there has been only one weekend that I haven't had an open house this year. Some have been good and some have been... well... pretty crappy.

My thinking has been that the nicer the day, the more people will come by. That makes sense doesn't it? Yeah, not so much. Last month there was a Sunday that it was in the 60's and sunny... 1 person showed up. Today it is 45 and a steady downpour of rain. I didn't even want to do one today when I saw the forecast. Guess what?

5 groups showed up. Out of those 5 only 1 was working with an agent already. Out of the 4 that weren't ALL 4 said they were interested in working with me. 2 are building next year, 2 want to build ASAP and have homes to sell. I am meeting with 2 of them again this week to show them another home by Jeff Godfrey and Carriage Place Homes and see if they like the layout.

What an open house! WOO HOOOOO!!!

A special thanks to Barb Szabo!

A few weeks ago I got a call from a friend and past client. He had a close friend of his that lived in the Cleveland area that needed to sell her house and asked me if I had any contacts there, preferably a RE/Max agent. I thought for a second... Cleveland... hm... Drew Carey... Brady Quinn... maybe Lebron... Oh wait! Barb Szabo!!!!!

I have read her blog posts about Email Forwarding and how she won't answer some of the questions buyer's ask, and have appreciated how her blog talks about many things, not just real estate market reports.

I emailed Barb and asked her if she would be interested in helping out. It took no time for her to respond with a big HECK YEAH! We signed our referral agreement and I sent her my contacts information. Barb contacted her immediately, set up an appointment and went to see the house.

After the first appointment Barb called me to share how things went down and what her plans were for the second appointment. Excitement was in the air...

The second appointment did not go so well. Barb shared an extensive market report with the seller and explained what she thought they could get for the house in the condition it is in (needed some updating). She also laid out her marketing plan (which includes the listing being on over 30 websites!!) and how she was going to sell the house and sell it quickly. The seller was not quite in touch with reality of the market or the times, and she wanted top dollar for her home, and unfortunately Barb did not get the listing.

Barb called me immediately and told me what happened and was sorry that she didn't get the listing. I told her thank you and that I appreciated the fact that she didn't just take the listing to have a listing and that I liked her honesty with the seller.

Let me tell you this much. I can gaurantee 100% that if and when I ever get another lead in the Cleveland area the FIRST person I am going to call is Barb Szabo. She went above and beyond, kept me posted all the way through, and was an absolute professional. Thanks Barb!

What a great experience we had at Fox Island here in Fort Wayne!

The average temperature for the month of March here in Fort Wayne, IN is around 45-50 degrees. When my wife and I heard the news that it was going to be in the low 70's and sunny we decided it was time to take a day off and enjoy the weather! After some lounging in the morning we decided to go to Fox Island for a hike.

Fox Island is a 605 acre park owned by the people of Allen County (Indiana) and operated by the Allen County Park and Recreation Board. The park contains the largest contiguous forest in the county, and 270 acres of the park are dedicated and protected as part of the Indiana State Nature Preserve System. Six miles of marked trails through the preserve enable visitors to enjoy the beauty of the park. Sounds fun doesn't it?

As we walked I felt that feeling that has escaped me lately... that feeling of peace and calm, being in the moment. I felt the warm sun on my face, listened to the birds, the frogs... chatted with my wife about nothing and everything at the same time. It was incredible.

As we walked we saw many different species of birds, a few frogs, even a few other humans. :)

But then the coolest thing happened. As we were walking up a hill my wife stopped and put her binoculars to her eyes and just smiled. About 80-100 yards away were a family of 8 deer just walking single file along the river. We watched the deer family for about 15 minutes before they ran off. It was an incredible moment.

So once the deer took off we decided to head back to the car and call it a day. As we walked along the trail talking about the great day and the great weather my wife suddenly stopped. She had a look of terror on her face... she screamed! In front of her was this:

Doing what any manly man like myself would do, I grabbed the snake by the back of the head, picked it up and threw it off the path and back into the woods! My wife hugged me, told me I was her hero and thanked me for saving her! I am a HERO!!

Okay, now for the true story. The snake wasn't quite that big, maybe a little more like this:

My wife stopped and saw it coiled up, pointed it out to me and then I let out a yelp and then ran the other way. Yeah, some hero.

Anyway, we had a great day off together, had a great hike, and feel refreshed again and ready to go! It's good to take a little time off once in a while to recharge your batteries.
