A few weeks ago I got a call from a friend and past client. He had a close friend of his that lived in the Cleveland area that needed to sell her house and asked me if I had any contacts there, preferably a RE/Max agent. I thought for a second... Cleveland... hm... Drew Carey... Brady Quinn... maybe Lebron... Oh wait! Barb Szabo!!!!!
I have read her blog posts about Email Forwarding and how she won't answer some of the questions buyer's ask, and have appreciated how her blog talks about many things, not just real estate market reports.
I emailed Barb and asked her if she would be interested in helping out. It took no time for her to respond with a big HECK YEAH! We signed our referral agreement and I sent her my contacts information. Barb contacted her immediately, set up an appointment and went to see the house.
After the first appointment Barb called me to share how things went down and what her plans were for the second appointment. Excitement was in the air...
The second appointment did not go so well. Barb shared an extensive market report with the seller and explained what she thought they could get for the house in the condition it is in (needed some updating). She also laid out her marketing plan (which includes the listing being on over 30 websites!!) and how she was going to sell the house and sell it quickly. The seller was not quite in touch with reality of the market or the times, and she wanted top dollar for her home, and unfortunately Barb did not get the listing.
Barb called me immediately and told me what happened and was sorry that she didn't get the listing. I told her thank you and that I appreciated the fact that she didn't just take the listing to have a listing and that I liked her honesty with the seller.
Let me tell you this much. I can gaurantee 100% that if and when I ever get another lead in the Cleveland area the FIRST person I am going to call is Barb Szabo. She went above and beyond, kept me posted all the way through, and was an absolute professional. Thanks Barb!

The average temperature for the month of March here in Fort Wayne, IN is around 45-50 degrees. When my wife and I heard the news that it was going to be in the low 70's and sunny we decided it was time to take a day off and enjoy the weather! After some lounging in the morning we decided to go to Fox Island for a hike.
Fox Island is a 605 acre park owned by the people of Allen County (Indiana) and operated by the Allen County Park and Recreation Board. The park contains the largest contiguous forest in the county, and 270 acres of the park are dedicated and protected as part of the Indiana State Nature Preserve System. Six miles of marked trails through the preserve enable visitors to enjoy the beauty of the park. Sounds fun doesn't it?
As we walked I felt that feeling that has escaped me lately... that feeling of peace and calm, being in the moment. I felt the warm sun on my face, listened to the birds, the frogs... chatted with my wife about nothing and everything at the same time. It was incredible.
As we walked we saw many different species of birds, a few frogs, even a few other humans. :)
But then the coolest thing happened. As we were walking up a hill my wife stopped and put her binoculars to her eyes and just smiled. About 80-100 yards away were a family of 8 deer just walking single file along the river. We watched the deer family for about 15 minutes before they ran off. It was an incredible moment.
So once the deer took off we decided to head back to the car and call it a day. As we walked along the trail talking about the great day and the great weather my wife suddenly stopped. She had a look of terror on her face... she screamed! In front of her was this:

Doing what any manly man like myself would do, I grabbed the snake by the back of the head, picked it up and threw it off the path and back into the woods! My wife hugged me, told me I was her hero and thanked me for saving her! I am a HERO!!
Okay, now for the true story. The snake wasn't quite that big, maybe a little more like this:

My wife stopped and saw it coiled up, pointed it out to me and then I let out a yelp and then ran the other way. Yeah, some hero.
Anyway, we had a great day off together, had a great hike, and feel refreshed again and ready to go! It's good to take a little time off once in a while to recharge your batteries.

FORT WAYNE, Ind. (WANE) - Another dose of rain Tuesday added to concerns over flooding in Fort Wayne.
"We think we're going to be OK, but we still have to monitor the St. Mary's, of course, because it can come out of its banks," said City Utilities spokesman, Frank Suarez.
The city's goal was to stay one step ahead of the rising river. That required reinforcements.
"We have all the city pumps out and we borrowed some from other states. We had some shipped in from Pennsylvania and Illinois," said Suarez.
At any given time on Tuesday, the city ran pumps in nearly 20 different neighborhoods. Some areas, like the West Central neighborhood needed even more attention. Using fifteen tons of clay, workers built a flood wall four to five feet tall. It's a sight people living in the area, like Andy Welfle are used to by now.
"I think if you live in this neighborhood, you should probably be prepared to deal with this," said Welfle.
City officials pulled out all the tools necessary to keep up with flood waters. They had clay walls, pumps and sandbags but could always use help from citizens.
If you notice any problems in your neighborhood, call the city's 311 center.
"Sometimes we don't know about it and they can't assume that somebody else in their neighborhood has called it in, they have to call it in," said Suarez.
The city did set up a sandbagging station. That could be found in the parking lot of the old Dimension Ford on Jefferson Boulevard.
The city has closed Auburn Road north of Wallen due to high water. They do not know when it will reopen.

Last week was a bad week. We had a huge deal falll through that we were really counting on... So here is what I did first:

Once I got the emotions out I decided to regroup and focus on what I have instead of what I don't have, and what I am thankful for. Here are a few things that I came up with:

My son Mike and my wife Amanda. My two favorite people in the world!!

My partner in life and business. Yes, it's my wife Amanda again. She is also a Realtor with RE/Max Home Connection and the best thing that has ever happened to me.
I am thankful for the company I work for, RE/Max Home Connection, and my awesome Broker Mary Sherer. She is first class all the way!!!
I am also thankful for the place that I live, Fort Wayne, IN.
Then there are the friends I have met I am thankful for, like Brian, who I went through the salesperson's class with last year and is going to be a GREAT Realtor!
Anyway, I can ramble on forever but I just wanted to say that even though things can get rough sometimes, we need to focus on what we have, remember why we are doing it, and be thankful, even though it isn't Thanksgiving. Man, I am craving some turkey and a Dallas Cowboys Football game...
