Jefferson Pointe, offering northeast Indiana the finest shopping, dining and entertainment options in a refreshing, open-air shopping environment.

It offers over 60 specialty shops including Chico's, Vera Bradley, Barnes & Noble, Ulta, Talbot's, Old Navy and Coldwater Creek!
Jefferson Pointe also features many restaurants including Eddie Merlot's, Smokey Bones (one of my personal faves), Bob Evans, Flat Top Grill (YUMMY!), Logans, O'Charleys and the FAMOUS and DELICIOUS and one of the HAPPIEST places on earth...

DEBRAND!!!!!!!!!!!!!!!!!!!!!
Jefferson Point also features one of my other favorite places to go, Rave Motion Pictures. Rave offers 18 big screens with stadium seathing and some of the BEST popcorn I have ever had. I ate an entire bucket by myself once. :)
I enjoy the variety and open air shopping that Jefferson Point offers. Well, I do 9 months out of the year, the other 3 are COLD!!

FORT WAYNE REAL ESTATE MARKET REPORT ON SOLD HOMES FOR AUGUST 2009
Houses SOLD in August: 328
Average LIST price: $128.992
Average SELLING price: $123,702
Average SQUARE FOOTAGE of home: 1757
Average DAYS ON MARKET: 94
LOWEST sale price in August: $2,000
HIGHEST sale price in August: $665.000
HOW DOES THIS COMPARE TO AUGUST 2008?
Houses SOLD in August 2008: 358
Average LIST price: $111,096
Average SELLING price: $106,217
Average SQUARE FOOTAGE of home: 1684
Average DAYS ON MARKET: 108
LOWEST sale price: $1,800
HIGHEST sale price: $648,000
I think that what continues to surprise me is that the average selling price is so close to list price. With the media telling us how bad the market is and how it is SUCH a BUYERS market you would think that selling prices would be much lower than list price and that just isn't the case. If you look at August 2009 v. August 2008 you will see that average sales price is UP and average days on market is DOWN.

I've been a Realtor for 8 months now. My company does open houses for a new construction company here in Fort Wayne so I was fortunate enough to have my pick of 3-5 new homes to do open houses on every week. At first I was ecstatic that I was that lucky!!!
Well, I did open houses every single Sunday for MONTHS! I got lead after lead after lead and thought things couldn't get any better. I followed up with a post card campaign and phone calls and then more post cards and guess how many deals I have closed from those open houses???
ZERO
NOTHING
NADDA
ZILCH
Some of the open houses were in the newspaper, some of them I knocked on doors in the neighborhood a few days before hand and handed out fliers, and I blogged about ALL of them and also put them on craigslist.com, and had signs out all week before the open house.
As we have gotten busier and busier and have about 4-6 deals pending consistantly I have stopped doing open houses because they seem like such a waste of time. What are your thoughts? Are they worth it? Is it a waste of a Sunday afternoon?

I was reading an article on FortWayne.com this morning about the local GM Plant. It looks like the Cash For Clunkers have really put a more positive outlook on things for General Motors, Inc.
GM announced Tuesday that it will add 60,000 vehicles to it’s North American production schedule through the end of the year.
GM Vice President Tim Lee said the workweek at the company’s Allen County assembly plant will be extended from four days to five to make it easier to add overtime.
The Fort Wayne Assembly Plant’s employees began working weeks of 4 days of 10 hour shifts Monday. Workers here returned to work July 20, 2009. There have been rumors that a third shift might be added to the local plant!
Hopefully the news for the local Fort Wayne GM Plant will continue to be GOOD NEWS!!

Is it the STRESS of a home inspection gone wrong?
Is it the FRUSTRATION of having your Buyer call another agent and end up buying with him?
Is it the BOREDOM of sitting at another SLOOOOOOW open house?
Is it your monthly FEE to your real estate company?
Is it showing 12 CHEAP homes to an investor on a 90 DEGREE day?
Is it the STRESS of thinking that after this closing next week that you have NOTHING else lined up?
Is it listing your STEP BROTHER'S house and having it SIT for two months?
Is it the PAPERWORK??????????

Or is it....
The rush of meeting new people EVERY DAY??
The rush of calling your STEP BROTHER and saying THEY ACCEPTED YOUR COUNTER!
FREEDOM!!!!!!! (I typed that with my best William Wallace accent)
The rush of PROBLEM SOLVING??
The rush of switching gears 15 TIMES during a busy day?
The satisfaction of knowing that all your hard working blogging has paid off because when you type in
FORT WAYNE REALTOR you are on the FRONT PAGE?????
When your client says THANK YOU JARED, YOU ARE DOING A GREAT JOB! ?
When your client says I'm glad we found a house, but we are really going to MISS YOU. ?
When you get that REFERRAL from a happy client?
The face that you get to HELP people in one of the BIGGEST decisions in their life?????
I just know that I love what I do. My passion for helping people, meeting people, and taking on new challenges daily is what drives me. There is no bigger thrill than helping somebody. That's what all this means to me... HELPING.
