Story To Share About the Williams Family

Ms W. has been dreaming about becoming a home owner for about two years. She's a single mom with 3 children and works in the healthcare field. She has tried to get a Southern Home in the past and could not get approved.

This time she applied through the USDA direct program. Her yearly income is $26,000. a year and she receives SSI for one child and also receives child support, which then puts her income level to $35,000which is the very low income level for USDA. This also puts her in a program to receive a low 1% interest rate. She can also apply for the impact fee rebate. Ms W. is so excited for now her house payment will be less than the current rent she's paying.

Southern Homes will be building her a Providence home located in Magnolia Preserve. The process so far has gone very smooth. The impact fee rebate can take up to 5 weeks to be processed.

There are a lot of families that can benefit from this program, so never think that helping a family due to low income is an impossible dream to own a home. She also shared with me that she had already been to Highland Homes and was going to purchase their home, but really liked Southern Homes better.

She was looking at resale homes with a realtor, who happens to bring me clients often and he suggested trying Southern homes again. So you see her dream was to own a Southern Homes and a lot of times our hopes, dreams and prays can take us down the right path. Ms W. now tells me she's blessed. This is very rewarding when you can play a part in helping a family become a proud home owner.

A really good time to buy

Leveraging is a another advantage of homeowership. A buyer can purchase a home and receive the benefits of homeownership with a cash downpayment of as little as 10 percent or less of the total purchase price.

However, the buyer's return is based on the property's total value. this makes the rate of return on a home purchase much greater than on another investment with the same value where the buyer would have to put up the entire purchase price.
