The Austin Business Journal reports that the Austin-Round Rock area is tied for first-place with Washington D.C. on a list of large metros where the recession is easing. Cities were ranked on multiple indicators which included job growth and real estate industry improvement.
Austin has maintained low jobless rates, though the number increased to 7.6 percent last month from 7 percent, according to the Texas Workforce Commission. Statewide, the rate was unchanged at 8.2 percent from December to January, compared to 9.7 percent nationally.
Austin and Washington D.C. also benefit from their high government job generation, according to Forbes. The number of Central Texas jobs increased just shy of 1 percent between 2007 and 2009, more than any other city included in the research.
Dallas came in second on the ranking behind Austin. The number of jobs there are expected to increase more than 7 percent in the next three years. San Antonio and Houston also made the top 10 list.
Job growth projections were based on information from Moody's. The listing also considered median home sale price changes and Metropolitan Gross Domestic Product.

National news continues to be filled with doom and gloom regarding the direction of the economy, but what do you expect from the media? Although it hasn't been mentioned on the flat-screen hanging in my living room, a bright spot is the Central Texas real estate market. Comparing the last week of February 2010 to the same period a year ago, the Austin market has seen:
I'm not crazy enough to think that all of the trouble is behind us, but this is a true sign of vitality for the local economy. Reduced inventory, increased sales activity, and the resetting of prices are the fundamentals of economic stabilization which will lead to future growth.

Perhaps it's because Round Rock fields such powerful football teams or that Georgetown's baseball team regularly competes for the state title. Maybe it's any of the other high school sports that are followed with similar passion but Georgetown and Round Rock are always considered friendly rivals. During my junior year at Stetson University (89-90) I took a political science course where the professor, Dr. Anne Motley Hallum (how could I ever forget her), and I had a huge disagreement. She contended that it was unfair that some of us were able to go to school while others were not. My position was that we all had the opportunity to go to school; some, for whatever reason, chose not to. She declared that I was an elitist and I declared that she was a socialist. After a heated meeting with the Dean, we agreed to disagree. Unfortunately for me, she was the one with the red pen and our disagreement was reflected in my final grade. She is still confused and misled...
The same holds true for real estate agents who choose to use traditional (antiquated) methods. Those who refuse to embrace the leverage of the internet and the power of social media marketing will gain market share while those who don't will be lining up at Wal-Mart to see about being a greeter.
Statistics recently revealed by the National Association of REALTORS® demonstrate the dominance of the internet as a medium to find home buyers and sellers. It's a wake-up call to agents who haven't yet embraced the direction of the industry.
