Trail running event coming up in Granite Bay

As the Real Estate Insider Running Your Neighborhood, I like to make sure everyone gets a chance to run Granite Bay with me. :) Here is a great trail run that is happening in September that will take you in and around Folsom Lake State Recreation area. Runs for all levels (5k/10k and half-marathon). It is called the 'Tough as Granite Trail run' and is in it's second annual occurance.

How about 392 new homes in Granite Bay? It could happen sooner than you think...

As the 'Insider Running Granite Bay', I check the news daily for items that affect Granite Bay, Ca and the surrounding areas and found this write-up over at the Press Tribune. It goes into some of the proposed changes to the existing Granite Bay community plan that has been place since 1989.

Per the article, changes are being proposed that, if adopted, will add a total of 392 residential units that aren’t under the current plan. Mainly changes in zoning density for several locations allowing more units to be placed on smaller lots (for example, 8 homes on an acre of property vs only 2 home in the same space).

Nothing is approved as of yet, but it is definitely somehting to keep aware of...

Granite Bay MAC votes on proposed senior development project...

... and the vote is a big NO.

The Granite Bay Municipal Advisory Committee is authorized to act only as advisers to the Placer County Board of Supervisors, but the five-member council denied the plans of the Enclave at Granite Bay, a proposed 27-unit age-restricted development located on a little over 12 acres in the heart of an established subdivision.

The particular parcel is zoned for only 6 units on those 12 acres and the the proposal was to jump that to 26 units in the same space. Bad news for the development group Rancho Cortina Properties, Inc. But not the final word on the subject. Because even though the MAC denied approval of the project, it is an advisory council only. The Enclave proposal is scheduled to go before the Placer County Planning Commission in June and it will be up to the Placer County Planning Commission to make the final call.

Granite Bay is the 18th-wealthiest community in the nation...

I was reading the news the other day and came across this little tid-bit. The report is about the top Wealth Centers in the United States and it polled information from the US Census Bureau to create a formula to analyze the relative affluence of over 2,000 cities, incorporated towns and unincorporated urban areas with populations of 15,000 or more.

Four communities in the tri-county area (Sacramento County, Placer County and El Dorado County) made the top 250 with Granite Bay, CA breaking in to the top 20 at number 18 on the list. The other cities were El Dorado Hills, Fair Oaks and Folsom (at numbers 57, 240 and 247 respectively).

Factors such as median home price, income, education and vehicle ownership among other things were taken into account.
