In Memoriam

The housing and financial crisis has taken one of our own. Tim Beers, Broker/Owner of Cobble Ridge Realty, died by his own hand earlier this week. I only met Tim once, briefly, as most of my work is in Monroe County, but I do get an occasional buyer who wants to be out that way. Nevertheless, as one who works in real estate and who had a transaction not to far back with an agent in their office, I send my deepest condolences to Tims' family, friends and staff at Cobble Ridge.

Beware of cheap land sales in the Poconos!!!!!

If you are thinking about making ANY real estate purchase, home or land, DO NOT use any tax sale system or buy from a company where you are not served by a REALTOR who you can select as a buyers' agent. I have witnessed people looking to sell the land that they purchased only to find out that the title was not free and clear nor did they purchase title insurance on the property. This leaves the purchaser most times with a worthless piece of land unless they want to spend another $1500-$2000 on an "action to quiet title", which can take 6 months or more to complete. Hitting a wall - a slowdown in home sales again

What I thought would be an increase in home sales this spring has hit a wall. People are not ready to purchase homes because of tightening mortgage requirements, the cost of gas and other economic factors. These developments have got worse, putting a damper on the enthusiasm that had been in place at the start of the year. Now, people are pushing back their plans a year or more and some are waiting for home prices to drop further. The latter is not going to happen, but the other economic factors are going to remain as long as our government is incompetent as it has been over the last 7 plus years. To those people who do have the financial means to purchase a home, with a good amount of money to put down and good credit, now is the best time to buy a home and I am happy to say I have sold several homes to these first time home buyers and there is nothing that makes me happier than helping someone purchase their first home.
