Think again. There are 3,855 homes for sale in the Pocono Mountains Association of Realtors Multiple Listing Service. Out of those 3,855 homes, only 98 are designated as "lakefront" homes (This does not include the Pike/Wayne and Carbon County individual Multiple Listing services). That percentage of lakefront homes is less than 3% of all homes for sale, meaning that supply is low. Combine that with the premium that lakefront property holds and prices are not the bargain one might assume is out there. Be prepared to spend a minimum of $300,000 for anything decent in lakefront homes as well. Many times you run into potential buyers that say: "I want the "best deal possible". "I want to save the most money, get me that $450,000 home for $300,000, $350,000." And while you may find the straggler listing that may be ripe for the taking, it is doing that person an injustice if you don't inform them of what constitutes the "best" deal other then dollars off the list price.
