This community is unique to Fresno with estate sized homes completely surrounded by a security gate and all of the homes have lake access off of their private docks. This development is almost out of place in the central valley.
My last housing update in this community was back in May of 2011. That report found that the four sales in 2010 averaged about $241 per sq. ft. Since June of 2011, there have been four sales ranging from $181-263 per sq. ft. with the average being $222. There may still be more of a dip in these home prices in the future as there are fewer people in the Fresno area who can afford these homes that have been selling for $1,006,250 on average in the past nine months. The average size of the four most recent sales was 4,570 so these are large homes and all have lake frontage from their back yards so they are all comparable views, etc. There are no homes in this development without lake frontage.

These homes average 3,939 sq. ft. and they average $258 per sq. ft. which is about $36 per sq. ft. higher than the recent sales. Another interesting piece of information is that these homes have been on the market for an average of 262 days.

Six years ago if you would have googled "market update lakefront homes Woodward Lake in fresno, CA. 93720 & 93730," every home selling on the water over 3,000 sq. ft. would have probably been over a million dollars. Today there is only one home on the water that is listed for over a million and it s 4,197 sq. ft. It is a great time to pick up a home in WL for an investment or just to call home.

Woodward Lake is a community built around a man made lake. All of the homes have HOA fees to help cover the costs of the club house, tennis courts, basketball courts, green areas and the lake in general. Yearly HOA fees range from $400-1,600 depending on if you have a water front home, live in a gated community or both.
If you like to Bass fish you will love this market update for lakefront homes on Woodward Lake, Fresno, CA. 93730 & 93720. I personally have caught bass in this lake. This is a private lake so you must live in Woodward Lake or know someone who does to fish there with barb less hooks and it is catch and release only. The highly desirable Destinations by Granville Homes in Fresno, CA. 93720 are creating a buzz for home buyers and so I decided to do a market update for all those interested lookers. My last blog about this community back in August of 2011 revealed that the recent sales in the community averaged $124 per sq. ft. Today when I look at the sales data within the last six months, there are only three sales or 33% of the number of sales that there were six months prior to my August 2011 post. The most current three sales have averaged almost $120 per sq. ft.
This market update for Destinations by Granville homes in Fresno, CA. 93720 seems to point to a drop in prices by $5 per sq. ft. but with only 1/3 of the amount of sales and the fact that homes sizes may have a variance of some 2,000 sq. ft. it makes it more difficult to jump to those conclusions. A new listing popped up today so there are now four homes listed as active in the MLS in this community. The prices on these homes range from $305,000-$439,000 and they range in size from 2,290-4,549 sq. ft.
Some of the reasons for this market update for Destinations by Granville homes in Fresno, CA. 93720 is that there are many commercial places within walking distance. This is great for young mothers who want to take their kids for a walk and do their banking, shoping or eating/dinning, etc. Some of the retail locations on the corner of Willow and Nees are: Starbucks, Rite Aid, CVS, McDonalds, Chase, Golden 1 Credit Union, Panda Express, Quiznos, Taco Bell, Sonic, Save Mart, Trader Joe's, Shell, 76, and those are just some of the more well known retails locations.

Kings Crossing Leo Wilson Communities Clovis, CA. 93619
Buyers have shown much interest in the Kings Crossing Leo Wilson Communities in Clovis, CA. 93619 recently so I figured I would pull up some market data and share some information for those who are interested. The Wilson family has been building homes locally for the last 50 years and began as primarily a custom home builder/developer that did some high end projects around town including Fresno's first lake community Lake Van Ness. Now you will find Wilson homes mostly in planned communities and often gated communities. They still offer you the chance to pick out features or semi customize a "tract" home and they will even build a home to your desire on a piece of land that you already own.
Many people seem to like the Kings Crossing Leo Wilson Communities in Clovis, CA. 93619 because of their location and curb appeal. Although they don't offer a deep front yard, these homes never stay on the market for very long and as of 2-28-12 there was only one listed as Active in the MLS between both of the communities in 93619. One community is located on the west side of of Minnewawa and south of Shepherd. The other "creek side" Kings Crossing community is on the east side of Clovis Ave. south of Teague. Both of these locations are in north Clovis where the city streets meet up with ag fields. While having the country feel when accessing them via Shepherd, they are still close to many of the hot spots in our community.

The HOA fee has been reported to range anywhere from $60-85 a month. This fee covers the security gates and the landscaping of the common grass areas. There have been a total of five sales within the past 5 months and the average price per sq. ft. has been $115, ranging from $235,000 to $370,000. Currently there are four properties in escrow and one property still listed as "Active" in the MLS. The only available property at this time is 76 W. Prescott Ave. Clovis, CA. 93619.
