How to work with Auctioneers, How Realtors can benefit from Auctions.

10-18-09
Jay Cash

Its fascinating how many realtors and brokers out there don't know about how they can utilize the auction method to help their business. Here is a quick run down of how Realtors can work with Auctioneers and some of the benefits.

#1. HOW WILL I GET PAID!?

You will always receive your listing side of the commission based on the sales price...Just as if you sold it on the MLS. It's that simple.

#2. WHY RECOMMEND THE AUCTION METHOD TO MY Clients?
We speed up the sales process, Ultimately, It all depends on your seller's needs. Some common reasons include; Estates, Divorce situations, job transfer, already purchased another home, they inherited a property they have no need for. Anytime farms have been divided or when a property is very unique and nothing else compares.

#3. WHAT TYPE OF PROPERTIES?
You name it! Residential, Commercial, Vacant buildings and land, Personal Property.

#4.WHAT IS THE FIRST STEP IN INTRODUCING THE AUCTION TO MY SELLER?
Just Call me and I will help you determine if an auction would suit your sellers needs, We will Schedule an appointment between us and the seller. I will present the details of the auction.

#5. ARE ALL PROPERTIES SUITABLE FOR AUCTION?
It is a case by case issue. Anytime there is not a lot of equity in the property or a very specific price must be reached, it can prevent the auction method form being successful.

Auctions are another tool for you to use and to show up as the Market Expert to your clients! We are auctioneers, we are here to assist you and we know it takes a high level of trust on your part to make any reccomendations to your client. We are not in competition with you for your customers.
