The first thing you will want to know is how will you get paid? At my company Bob Parks Auctions, anytime an agent refers a property to me, they will recieve their full listing commission. You are paid the same way just as if you sold it on the MLS... Everytime.
What we can offer you and your clients: As Auctioneers we wil market and advertise your property in a 2-3 week period, we will saturate the market making sure the property gets maximum exposure. We will spend several thousand dollars in a matter of weeks promoting the property. You as the reffering agent are listed on all advertisements.
At auction your clients can pick the time and date their property will sell, you dont have to wait weeks or months on offers. We can speed up the sales process. Normally at auction we have closings in 30 days or less from the day of the sale.
Anytime you encounter an estate settlement, especially where you have a home full of personal property- think auction.
Anytime you have a client that has a set timeframe that they have to have their home or property sold by or 1031 exchanges - think auction.
Investment Properties, or Out of town sellers - think auction.
Unique properties that are hard to comp or price- think auction
Anytime there is equity in a home- think auction.
A majority of our business as auctioneers comes from refferals from other realtors; We know it takes a high level of trust to refer your clients to someone. We are not in competition for your customers, I just want to offer you another tool to have. There is no since on loosing business when you can have the services of an auctioneer to your team. Just as you would have a mortage lender, closing company and a handyman on your side- having an auctioneer can be a very big benefit for you!

The past few months my partner Lisa Walters and I have seen an increase in business due to Short Sale & Pre-Foreclosure Auctions. Through our auction method we have been able to help many people avoid foreclosure.
People often think they have no options but foreclosure. Most are not aware of what we as auctioneers can offer you even in a difficult situation. If you are faced with this issue, or if you are a Realtor and have clients in this shape- We can help. Our experience in dealing with Mortgage Companies and Banks while helping sellers avoid foreclosure has given me these tips to offer you and should help you understand if you qualify.
What You Need To Know; is that every situation is diffrent; "short sales" and "pre foreclosure" can be used interchangeably; however Pre-Foreclosure is more correct.
Pre Foreclosure is normally an option to you when you owe more on your home than it is worth or you are faced with a financial hardship such as a divorce or loss of job, etc.
Pre Foreclosure is not an option when the borrower is an investor or whenever the buyer has the ability to pay or refinnace, or the seller has filed bankruptcy.
Benefits of Pre Foreclosure auction is that you can preserve your credit rating. on average a foreclosure can drop your credit score 250 points or more. In Pre Foreclosure auction it can drop on average about 100 pts. Which can be the difference in you being able to obtain credit or buy a house in 2-3 years vs. 7-10 years.
It can take a while to get a property ready for pre foreclosure auction; sometimes up 60 days. You must meet all lender timeframes which we can help coach you along in what needs to be done. We act as a third party.
