Living in Murfreesboro has a whole lot of benefits, if your thinking of moving, this is the place you want to be!

My last five years in Murfreesboro have been very enjoyable and I have found many things in this town that I absolutely love. A year and a half ago Lisa and I got our first dog, Charlie a Dalmatian. Then about 10 months ago we got Olivia, a Beautiful chocolate Cocker Spaniel! Since getting our two pups, I wanted to share some of the best things for pet lovers that I know about!

First off, you will love The "Bark Park" even the biggest backyard can't compare to the amount of fun your pups will have running, playing, wrestling, barking and sniffing they will get to do at the Bark Park. At any given time there are several canines out there to play with. Its a great way to meet other dog lovers in Murfreesboro and make friends! A good twenty minutes at the Bark Park is enough to wear your pooch out. Another plus is that the bark park is connected to the "Award Winning" Murfreesboro Greenway, which stretches all along the stones river! You can walk for miles getting a great excercise as well! In our house just mentioning the words "Bark Park" creates a level of excitement that can barely be contained!

Finding a good vertrinarian can be tough! If you want the best then you must go to, Brogli, Lane, Weaver & Alexander Animal Hospital. They have served the veterinary needs of Murfreesboro and Rutherford County since 1964. These guys are state of the art! Their clinic allows them not only medical but surgical care for dogs, cats, and other pets. A veterinarian is on call 24 hours to provide emergency service. The place is ran by four guys that really care about what they do, they care about their patients and their customers. They are always right on price and want to make everyone happy! With that being said, Charlie and Olivia do have their favorites. Dr. Brian Alexander & Courtney, followed by a close second of Dr. Weaver... (I must note our pups are very biased, Brogli gets bad wrap because he had to perform a caudectomy on charlie) It was neccessary though, and I wouldn't want anyone else other than Dr. Brogli to do it! They are located at 1807 North Broad St., call them- 615.893.1728

Having a Cocker Spaniel calls for lots of maintinence and its hard to keep her looking gourgeous. So when you feel like pampering your dog, Call Mr. Scrubs Zoom & Groom! Mr. Scrubs' Zoom & Groom is a family owned business located in Murfreesboro. They use a mobile van unit to come bathe and groom your pet! You never have to leave your house! EXPERT Groomer, Holly Keele, is a graduate of Nash Academy in Lexington, KY where she studied Canine Cosmetology. Holly has thirteen years experience as a groomer and a veterinarian assistant. She is the most prompt person I have ever met! 615-896-5559 - Call her!!

Reserve Auctions In Middle Tennessee

Last week my partner Lisa Walters and I were on a listing appointment for an auction that was referred to us by Bob Parks Realty agent Mike Dugan. On the way home we began to talk about the differences between auctions in Murfreesboro and throughout the majority of Middle Tennessee as compared to other parts of the country where we work. It was the first time I realized most people have no clue of the differences.

First, there are two types of auctions; "Absolute" and "Reserve". The difference between the two is that at an Absolute Auction, the property will sell to the highest bidder regardless of price. A Reserve Auction is exactly that, an auction with a reserve price, the seller has a right to accept or reject the final bid. In different pockets of the country one is always more popular and accepted than the other.

In this blog I will not lean one way or the other as to which Auction Method is the best.

In Murfreesboro, most auctions are conducted with "Reserve". When a seller decides to use the auction method as a way of selling their property there are a few things they can count on. At auction you pick the day and time the property will sell. The sales price is determined by the market which consists of bidders interested in the property. The total amount of bidders could be countless but the minimum is at least two! In most cases everyone interested in the property has a right to attend and bid.

At auction there is no way to guarantee the final outcome; there is no crystal ball to look into the future. As a professional Auctioneer, I try to prepare my sellers for the most realistic outcome possible. I will never set false hopes of reaching a price that is not realistic. For this very reason is why most people choose to auction their property with a "Reserve".

For the majority, owning a home is the single largest investment they will ever make. Picking a date and time when you will sell your home regardless of price is normally too much of gamble for anyone. Most properties have mortgages against them which prevents the possibility of an Absolute Auction. Regardless unlike the private market, at auction there is no set price, the sky is the limit as to what a property can bring.

Sometimes it's hard to have a set reserve price, and for that reason I normally list my auctions "subject to owner approval" In this case it is a "Reserve" Auction but the Reserve is not set in stone. Our goal is to get the best and highest offer and then present that to the seller. They then have the right to accept or reject the final bid.

As a Real Estate Auctioneer, It's my goal to do the very best job each time I conduct an auction. I am hired to be an agent for the seller and to have their best interests at heart. I am not there to give away their property. If the final bid on a property is for whatever reason well under the value, the sellers have a right to reject that bid.

Having an auction is the best way to sell any property. Rather than wait for weeks or months, you pick a date and time to hold an auction with closings usually 30 days or less afterwards.

When Selling Real Estate: Choose Auctions First!

A common question many people have when they are thinking about selling is, "Should I list my property with an agent first, or have an auction?"


As Auctioneers with our aggressive marketing campaign we will spend a few thousand dollars advertising your property in two to three weeks. We bring buyers to the seller and submit multiple offers in one day rather than weeks or months.

That's opposed to having a private real estate agent come in and list your home with limited advertising and wait for the buyers to come one by one.

The Auctioneers don't set the price of your property like a traditional agent. At Auction, the sale price is determined by the market. Your home is only worth what someone will give for it. You as the owner and we as the auctioneer can't force anyone to give anymore than what they want to. It's our job to bring them to you and solicit the highest and best offer.

The key for auctioneers to successfully market and sell property is to get it before it ever goes to the MLS. Once a property has a price attached to it, its next to impossible to reach or achieve more than that price. Imagine going onto a car lot and seeing a car you like and reading on the window its $30,000, I dont know of anyone who would offer $50,000 right off the start, its natural for people to want to buy things and get a good deal. At an auction the price is determined by fair market price, which is driven by the buyers who attend the sale. They set whatever price they are willing to give, with terms we set forward.

We have a 60% chance of getting properties sold, when we follow a listing. Compared to a 95% for property that has never been listed.

Auctions are no longer a last resort, they are seen for their value and immediate effectiveness.

Real Estate Auction trends Before MLS

It's interesting to hear from folks who are in the real estate business say things like, "Wow, your an auctioneer, I bet business is just booming" or "I bet your business is really picking up the way the market is right now" and I have to remind them even though they are selling real estate the traditional way, Auctioneers are just using another way of selling and marketing the exact same thing. In most cases we are another tool for Real Estate Agents to have in there arsenal.

Auctioneers are no diffrent from the traditional Realtor in regards to trying to find our niche in this slower economy. We are still having successful sales but no where near the numbers we have had in the past.

With our aggressive marketing we will spend a few thousand dollars in a matter of weeks, whereas it would be all to risky for a affiliate or agent to spend that much. We bring buyers to the seller and submit multiple offers in one day rather than weeks or months.

The numbers i have show that when we sell a property thats been listed we have a 60% chance of getting that property sold. Compared to a 90+% for property that has never been listed.

We work with realtors, agents and brokers all the time with property they refer to us, Its imperative they bring us in on the front in so we can work our magic. It's almost impossible to exceed expectations once property has been listed for months.

Auctions are no longer a last resort, they are seen for their value and immediate effectiveness.
