Vacant, Occupied, Lockbox Vacant
I would venture to say we have all ran across this situation while out showing homes or calling agents to find out about a specific property to show. The listing agent has placed in the MLS Vacant, Agents use lockbox. How surprising is it when you open the door and the home owners or tenants are there. I never realized it could be so difficult to figure out how to state this in the MLS. If the people live there it is not vacant it is occupied. Even if they are gone to work all day it is occupied. I love the one, oh my assistant did that. Or there is 3 years worth of stuff around the house and in the garage and the agent says, oh they just moved back in for a little while. This is a very embarrassing situation and is very easily avoidable.
The other part is when it is a vacation home the listing agent should state in the MLS to call agent before showing. Also place a note on the lockbox to call listing agent before showing and give the number. In this case the agent needs to make sure the seller calls them when someone is staying in the home so the listing agent is aware of the status.
It is also important on the agents part that showed the home to let the listing agent know the embarrassment they caused. Also follow up and see that the showing instructions have been changed in the MLS.

I realize I just posted a similar post a couple of weeks ago but this is of major importance so please read.I was listening to the news last night in Phoenix and a 20 month old was left in the car after the parents came home from church they walked in the house and forgot the child. Parents, Grandparents all persons looking after children please place something you are going to take out of the car when you get home, work or any destination next to your child in the back seat so it will help you remember your child when you get out of the car. We all think how could this happen. Well it happens an average of 40 times a year across the U.S. a child is left in the car and dies. Minds are on something else or spouse thinks the other removed the child. Anything to help remember I wish the auto industry would make a divice for every time you open the door to ask if you have removed your child. I have read articles that they are trying to place an alarm on new cars. I think an aftermarket device would be a good idea.
It is that time of year that children and pets are left in cars, kids slip away and end up in a swim pool and people cross that low water crossing and get swept away. Here are a few tips. When you place your child in their car seat place your briefcase, purse, lunch cooler or any other item you must take into work beside the car seat. We all think these disasters can't happen to us but they can. Swim pool safety all your doors and windows to the pool area child proofed. Do not have a doggy door going to the pool area because a child can crawl through the doggy door. Never ever drive through moving water, just because the person in front of you made it through does not mean you will. The flow of water can change in 1 second. Please ber safe and pass these tips on to the ones you love and anyone else you know.
It is a good idea to have your clients check their homeowners insurance policy if they move out of their home and are selling it vacant. If the home is vacant for 30 days chances are the home is not covered for vandalism and glass breakage. This could be quite costly. The other item is mold and insurance policies do not cover mold the way I understand it. The reason I bring up mold is it is a good practice to turn off the water at the home if it is unoccupied as if a pipe breaks and the home flodds you can get mold real fast. The best way for you and your clients to be safe is to check with their agent if the home is listed and vacant.
