Texas Rangers - Not the only winning team in Dallas

Typically, everyone is pulling for the Dallas Cowboys... all year long... even during the offseason. So, its great when other Dallas Teams hit the spotlight. Takes a little pressure off of Tony Romo during the week.


I will disclose upfront that I am not a huge baseball fan, however, I always cheer for the home team. That being said, I am of course watching and pulling for the Texas Rangers ( who are now tied 1-1 with the St Louis Cardinals in the World Series). Im not sure if that qualifies me as a Band Wagon fan or not. After all, I do live in Texas so it only seems right to cheer on the home team!

Other successful Dallas Teams include the 2011 NBA Champions - Dallas Mavericks. Now, I am a HUGE basketball fan. Even before moving to Dallas in 2004 I was a Mavericks Fan (and still a Laker Fan as well).

What you may not be aware of is that Dallas has another winning team... FC Dallas, which is our MLS Team. Well, they just clinched a return trip to the MLS Cup Playoffs. Last year FC Dallas was the Western Conference Champions. We are lucky enough to be just 5 minutes from Pizza Hut Park in Frisco Texas, which is home of FC Dallas. This could be our year!!!

On October 23rd, there will be a FREE event at Pizza Hut Park - a Playoff Pep Rally - to celebrate FC Dallas when they return home. The event is from 6-8 pm. The full squad of FC Dallas will be there, taking pictures and celebrating.

FHA Mortgages Down to 620 FICO... Now Offered by Supreme Lending

FHA MIP Changes Effective April 18 2011

Its only a week away for yet another change which will effect homebuyers in Frisco Texas.

A few weeks back, it was announced within HUD Mortgagee Letter 2011-10 that there would be an increase in the Annual Mortgage Insurance Premium for all new FHA Case Numbers assigned on or after April 18, 2011.

If you recall, there were changes to the Mortgage Insurance Premium back in October 2010 which changed the UFMIP (UpFront Mortgage Insurance Premium) from 2.25% to 1%. That was great news, except that the Annual Mortgage Insurance Premium increased from .55% up to .90% (depending on the Loan To Value ratio).

So, how will this new change effect Homebuyers as of April 18th? Well, the good news is that the Upfront Mortgage Insurance Premium will not incease. It will remain at 1% of the Loan Balance.

The change is specific to the Annual Mortgage Insurance Premium which is increasing 25 BPS (or .25%). Below is a snap shot from the Mortgagee Letter 2011-10:

For a homebuyer, this means that your payment is going to increase on a monthly basis. If your principal balance is $180,000 with a 96.5% Loan-to-Value, your MIP payment would increase from $135.00 a month to $172.50 ($37.50 extra per month).

If you have would prefer not to have your payment increased, you only have two options. The first option is to have an offer accepted and your mortgage loan originator to create a FHA Case Number prior to April 18th. This is only suggested IF you already know the house of your dreams. Do not feel rushed to make a decision.

The second option is to look for a home that is slightly less costly. For example, instead of a home for $180,000, you could choose a home for $172,800.

In the end, be sure you are given a complete picture of exactly how much your Texas Home Mortgage will cost you over the amount of time you anticipate having the loan in place. This is the single most important factor you should cover when shopping for a Home Loan.

Where do I recycle my Christmas Tree in Frisco Texas?

The City of Frisco has an easy process in place to dispose of your tree. But before you think about recycling the tree, make sure its environmentally ready - remove the stand, lights, ornaments, and any wiring.

The magic number is 5 feet. If your tree is over 5 feet tall, it will need to be cut into sections no larger than 5 feet. Once the tree is removed of all Christmas Decoration and cut into smaller sections, the tree can simply be placed 3 feet away from your trash can.

On trash day, the tree will be picked up and be composted. These trees are not taken to the landfill.

If you have a Flocked Tree, they can not be placed outside. Call CWD @ 972.392.9300 to request the tree be picked up. CWD will charge a small $10 fee for this service.
