Frisco Family YMCA - Registration Now Open for Fall and Winter Sports

Do you have a son or daughter going into Kindergarten through 6th grade? Do they love to play sports like Basketball, Soccer, Flag Football, or even Volleyball?

Frisco Family YMCA has a great sports program for you! For the past few years, my son has played in the basketball program here in Frisco. It has been a great experience, although we only have one more year until he is playing sports for his school (starting 7th grade).

All of their sports prgrams are coached by volunteers. Mostly parents who have the knowledge, patience, and time. Typically, there is practice once a week and games on the weekend. I've been fortunate to coach a great group of boys each year. We have won a few games and lost a few games, but over all the kids learned more about the sport and grew as team mates throughout the year.

Well, Registration is now open - go to Frisco Family YMCA. Prices are affordable and its a great way to keep your children active.

I live in Texas and want to take cash out of my equity. What do you suggest?

Do you own a home in Texas? Have you thought about pulling cash out of the equity in your home for the following reasons:

  • College Tuition
  • Consolidate Debt
  • Pay-off your auto loan
  • Home repairs, etc.

What ever your reason, you should know your options and the specific guidelines for your state.

In the State of Texas, you have the option of completing a Section 50(A)(6) aka Texas Cashout Loan or a Home Equity Line of Credit (HELOC). The main differences in these products are the terms and the interest rates.

The first thing to note about the HELOC is that the rate is approx 2% higher than a typical Rate & Term refinance. This rate adjusts and can increase/decrease depending on market conditions. The other big difference is that the HELOC is an open ended loan. As you can see from the brief description, it works similar to a credit card. If you borrow against your HELOC you must do it in $4000 increments. The loan can be paid back at any time with no pre-payment penalties. After 5-10 years the rate becomes fixed and you are no longer aloud to borrower against the equity until the loan is paid off. The rate adjustments, term of loan, etc are all based on the Note sined at closing.

The Texas Cashout Loan has its own guidelines and is specific to the Primary Residence. Please note that these guidelines are set in stone in the Texas Constitution. ALL lenders must comply with these guidelines if they are completing a Texas Cashout Loan. According to the Texas Consititution, the following restrictions apply to all Texas A6 Loans:

  • Loan to Value can not exceed 80% - Which basically means you can not borrower more than 80% of what your house is worth. If you owe more than 80% already, then you would not be eligible for this loan product nor can pull any equity of our your home.
  • Only ONE Equity loan at a time - You may not have a second loan if you have borrower from the equity in your home.
  • You may not refinance your home for at least 1 year - After you close your loan, you may not refinance your home fot at least 1 year after the date of closing. This does not mean you can not pay-off quickly. There are NO additional charges involved with paying off your home, it is strictly a state guideline. No lender can over rule this guideline just because rates have fallen below your current interest rate.
  • It may not be an open ended account - This and interest rate are the biggest differences from the HELOC. If you qualify for $50,000 then a check is provided to you for this amount. One lump sum, unlike a credit card.
  • Loan Documents must be signed at a Title Company, Lenders Office, or Attorney's Office - Sending a notary to your home is not an option. This ensures that a third party has witnessed the signing of the loan documents and no one else is receiving your equity check.
  • Once a Cashout, Always a Cashout - In most cases, the rates for a Texas Cashout compared to a Rate & Term refinance are slightly higher. Once you have decided to complete a Texas Cashout, each time you refinance your home it will be considered a Texas Cashout.

** Please note that if you roll in your Closing Costs for your refinance, this is not considered a Texas Cashout. A Texas Cashout is when the lender is cutting you a check to spend as you will and/or paying off any debt outside of your primary mortgage **

How many parents can say their son was drafted by the Cowboys? I can!

Well, there are 16 other sets of parents that can make this same statement... My son was drafted by the Cowboys! Alright, so I can't move into a bigger house yet since he is only 11 years old but its fun to say. This weekend we received an email notification from our new coach within the Frisco Football League (FFL). This will be my son's 3rd year playing in the FFL.

During the first 2 years, my son played for the Wildcats. GREAT group of kids and parents. We got together often after games so the kids became very close. During the first year, we had many new players to the FFL so the expectation was for the kids to learn the game, don't get hurt, and have some fun. My son had hopes of playing Running Back. He is really fast, but as you can see from the photo, not a ton of meat on those bones. Instead, he played a defensive back and corner back.

Year number 2 brought us a few new players, but many returned for another season with the Wildcats. He opted try out for wide receiver instead of playing defense. The league consists of many running teams (at least this age group). Seldom does a team throw the ball. Well, during the 2nd year, out coach decided to open it up a bit and hit our Wide Receivers and Tight Ends. In the beginning we had a lot of interceptions and dropped balls. We continued to work on the passing game and by the end of the season, we were completing passes and doing a better job at protecting our quarterback. As a matter of fact, in the last game of the season, my son caught a toss about 7 yards out and ran like crazy for another 30+ yards for a touchdown. It was our teams best game of the season. We won 25-7.

As for me... I am one of those parents that likes to be on the field. I'm not a coach, but I like to talk with my son and give him tips. No.. I do not live through my son. It's not a dream of mine for him to play football when he grows up. I didn't play on a team when I was a kid. When I was 12 I was playing football with some friends of mine. Ended up getting clipped and tore all 3 ligaments in my left knee. Football keeps him busy and he is good at it. He is one of the fastest kids on any team/sport he plays and has great hands (completely unlike me).

He has grown to really enjoy playing the Wide Receiver position more than on the defensive side. His wish for season 3 was to play WR again and get a few more throws his direction. Unfortunately, Quinten broke his wrist during the off-season so we ended up skipping the 3rd year. I guess it was for the better as many of the other players decided not to return either, which caused the rest of the players to be placed back into the draft.

Well, this year we are with new parents, kids, and organization. This Cowboy's team is a returning team but only have 16 players for 22 positions. That means many boys will play both sides of the ball (offense and defense). As a kid, I know I would like to play both sides... but not in Texas. Sure, its not too a bad deal in October or November... but in August/September it gets a little TOO hot in Texas to play this much football in pads. I'm sure the coaches will make sure the kids get plenty of rest and water.

Football is so much fun. I love watching the kids play and improve throughout the year. During home games, I would even get to play Announcer. I had fun with their names (some nicknames) and played TONS of music during the breaks.

The kids practice 3 times a week (M/W/F) and play their games on Saturdays. I understand the need for practice, but it keeps parents pretty busy. But, we do it to ensure the kids get plenty of practice which helps them learn the correct procedures for hitting. The better the practice, the better our chances of someone not getting hurting or hurting ourselves.

This should be another fun year, whether I am announcing, helping on the sideline, or sitting in the stands. I am always proud at the effort my son puts in. He has really grown to love this sport. As long as he is not in any harm, I'll continue to support him and push him to give his very best. I'll keep you posted with how we do. Practices won't start until the end of August and out first game will be in September. Wish us luck!

Do you have an Adjustable Rate Mortgage? Did your mortgage payment Sky-Rocket?

Mortgage rates are low, but this isn't the first time. Rates have been low in the past. As a matter of fact, between 2003 to 2005, interest rates were extremely low. It was the perfect time to take out an Adjustable Rate Mortgage (ARM)... or was it?

This adjustable rate mortgage made it possible for many buyers to get into a home of their own, and it allowed those homeowners to save thousands of dollars on their first few years of a mortgage. After all, it was probably higher than your rent payment. This was a nice stepping stone from rent, to homeownership without breaking the bank. But all good things come to an end. Many homeowners are now seeing the fixed-rate introductory period of their ARM expiring.

ARMs Can Be Complicated

There are several options, with varying dates of expiration for the initial low fixed rate interest. But they all have one feature in common... the fixed rate of the mortgage expires and homeowners are faced with a new mortgage payment that adjusted to above current interest rates. Even if you can afford the increased mortgage payment, with an ARM loan, you aren't guaranteed that your payment won't increase again with the next jump in interest rates. Some may not adjust again for a year, others every 6 months, and some are even more often. Homeowners find themselves in a precarious position if rates increase, which could mean financial disaster.

So what are the Solutions for Expiring ARMs? With a simple refinance, you can get a LOW fixed rate loan and a mortgage payment that you know will stay the same over the life of your loan. Although you have had an Adjustable Rate Mortgage for a few years, it has probably helped increase your credit scores, thus allowing you to qualify for a great mortgage rate today. In addition, since you have been paying on your mortgage each month, you have been building up your equity. All great qualities when applying for a new fixed rate mortgage today.

Having an Adjustable Rate Mortgage doesn't mean that you have to stay with a mortgage payment that is sky-rocketing. There are many solutions that will make your mortgage more affordable than ever.

Attention Basketball Fans in Dallas... NBA Nations is coming to West End

That's right... if you are a fan of basketball and live in the Dallas area, NBA Nations is coming to the 'Taste of Dallas' located in the West End July 10-12.

What is the NBA Nation? It's a mobile Basketball Playground. An 18 wheel, 53 foot showtruck. Inside is the VIP Skydeck where fans watch some basketball in the courts below, have some snacks and beverages, and watch some NBA Highlights. There will be a live DJ, food, contests, and prizes.

Whats the price? Nothing... nada... zilch.

When and Where? This weekend, starting Friday July 10th from 11:00 am - 9:00 pm, continuing on Saturday July 11th from 11:00 am - 9:00 pm, and wrapping things up on Sunday July 12th from 12:00 pm - 8:00 pm.

Each day there will be special guests like Sam Perkins (7/10 @ 7 pm), LaMarcus Aldridge (7/11 @ 1 pm), Spud Webb (7/11 @ 2pm), and Dallas's own... Rolando Blackman and Jason Kidd (7/12 @ 2 pm).

Besides meeting current players and legends, watching highlights, there will be two full basketball courts. On these courts they will hold a few contests for prizes. Show off your skills - whether you are a dribbler, shooter, or even a dunker. Can't dunk on the 10 foot rim? No problem... they have an 8, 9, and 10 foot rim. Contests for dunking will only be held on the 10 foot rim, but you can still show off your skills on one of the lower baskets.
