Windsor Place HOA Parade and BBQ - Frisco Texas

Its 4th of July and we are having a party.

The Frisco Fire Department will be helping us run a fun and eventful parade. Everyone is invited to participate in this short parade that starts from the cul-de-sac of Kennsington road. Come join us at 10:00 am Saturday morning. The parade end at Newman Park where we will enjoy a BBQ, bounce house, and tons of friends.

Don't forget your sun tan lotion as it's Texas and gets hot early.

You are welcome to walk, ride, or just watch. What ever you decide, just come on out.

Debunking Mortgage Myths

If you've been living on another planet, you might not have heard all the media reports about the mortgage market conditions. It's been front page news for months - lots of doom and gloom that make home owners and prospective buyers doubt the wisdom of home ownership.

Guess what? The news about mortgages isn't all bad. In fact, it's quite the reverse. But if you only listen to the media stories, you may be missing out on an opportunity of a lifetime. Let's take a look at the myths that have come up over the past few months:

Myth # 1 - Mortgages rates are climbing, forcing home buyers out of the market. Actually, the opposite is true. Mortgage rates remain at historic lows. For home owners that are looking for a 30 year fixed, or 15 year fixed, interest rates are still at an all-time low. Sure, we occasionally will see ups and down with rates, but for the most part rates have been pretty steady over the past few weeks. If you are unsure, call your local loan officer to provide you with a hassle free quote. It does not have to cost you money for your loan consultant to provide you with some examples. (don't forget to get it in writing).

Myth # 2 - You'll never qualify for a loan in today's market place. In the recent past, some lenders made lending programs available to buyers that didn't have the credit history or score, income, or property value for a home. But that didn't reflect the majority of buyers. Lenders are always looking for home owners - those people that are the majority - buyers with good credit scores, sufficient income, equity in the property or a down payment, and with assets to back up the loan. The magical number for your FICO score to qualify for an FHA loan is 620.

Myth # 3 - The real estate market is in a free fall. It's true that the average home price has decreased across the country, but that doesn't mean the market is going to bottom out. When the national media talks about average home prices falling, they are averaging in home values in extremely depressed areas. Many parts of the country have seen decreases, but it hasn't been double-digit decreases. Some parts of the country had overly inflated home values, and this is simply a market correction. That's good news for buyers. You can get a great home at a far better price than a year ago. And, when the market rebounds, you've banked equity in your home. Think about it... what did your parents buy their first home for several years ago? How much would that home sell for today?

Despite the gloom and doom broadcast on the news, this is a great time to buy a home or refinance. Rates are low, there are lots of great homes to select from, and prices are set for a great investment.

Frisco Freedom Fest 2009 - Saturday July 4th

We are slowly (okay, maybe its quickly) approaching the 4th of July. Boy this year is going by fast. On Saturday, July 4th, is the 8th Annual Frisco Freedom Fest. The 2009 Frisco Freedom Fest will be located on Main Street, across from Pizza Hut Park. Come and enjoy the food and festivities starting at 4 pm. Then take the family across the street to watch FC Dallas vs New York Red Bulls which starts @ 8 pm. Shortly following the game will be the Fireworks Extravaganza which is the biggest firework display in North Texas.

Are you available to volunteer? There is plenty of room for Patriotic Volunteers and a variety of jobs. If interested, volunteers should go online to www.FriscoFreedomFest.org then click on 'Volunteers'. There you will see a list of opportunities. Print and fill out the online application. Request one or more of the opportunities that are listed online and the desired shift. This will assist you in working your area of interest. These shifts are assigned on a first come, first served basis.

Please be advised that there is a background check completed for the City of Frisco. If you are listed as a current volunteer with the City, a complete application is not needed.

Hoop It Up in Dallas Texas - June 20 & 21 2009

Well, its back. Hoop It Up is a 3 on 3 basketball tournament that travels from state to state. This event comes to Dallas twice a year, once in April and again in June. If you are a basketball player, there are a few options if you are interested in playing. The tournament is played in Arlington at the Texas Ranger Stadium. Not the actual stadium, but the parking lot itself.

Interested in playing? If so, you just need to choose between 3 official divisions. Two of the three divisions are broken down even further, depending on your age and height:

  • Top Gun (no height, age, or experience requirements) - Typically these guys and gals are very solid players. Some ex-NBA or D-League players, some great college players, and some natural street ballers. Enter this division at your own risk and know that someone (at least one) will dunk the ball on you. This league is not for me, but I'll come by and watch.
  • Competitive - This division is split up by age (18-29 or 30+) and height (over 6 feet & under 6 feet). If you are under the age of 30, you may not play in the over 30 group, however, if you are over 30 you have the option to play with the younger men/women in other divisions. Same rule applies for height. No one over 6 feet tall can play in the 'under 6 feet' group, but you are welcome to play with the big boys even if you are 4'3".
  • Recreational - This division is also separated by Height and Age. Here you will play with all ranges of players. Guys that play once every 2 months and some guys that play every other day.

For the 4th year now, I am playing in the Dallas Tournament. Its a little crazy to play in this heat, on the blacktop, but its fun. Since I am extremely white, I wear a lot of sunblock. If you look for me, just listen for my voice. I've been accused of talking too much on several occasions. Its all in fun though (at least for me). Perhaps I'll see you out there.
