Never a dull moment in North Texas - Bob Cat Sighting

Officials reported last week that they found a bob cat in Frisco Texas. It appeared the bob cat was injured on what could have been a 'claw type' trap.

Sure it can be scary to know that a bob cat is in your backyard. Remember that we are not completely in the city so there is a possibility for coyotes, bob cats (rare), and snakes. You can avoid these 'visitors' by following a few simple rules:

  • Don't leave pet food out overnight. Keep food outside for a little while, if that is where your pet eats. Dedicate an eating schedule and bring the remaining food back in side.
  • Pick up any fallen fruit from trees on a daily basis.
  • Trash should be kept in a secure container. Trash attracts the most predators.
  • Do you have a birdfeeder? Keep in mind that bird seed drops on the ground and attracts squirrels and rodents. Those animals can attract other 'friends'.
  • If confronted with a visitor, make a lot of noise and let them know they are unwanted. Banging pots & pans are helpful with that task.
  • Another great tip is DO NOT TURN YOUR BACK AND RUN - that could spark an attack. Keep eye contact while slowly backing away.
  • If you walk your pets at night, take a stick with you. As a matter of fact, maybe have a stick anytime. Those pesky animals do not just creep around in the evening.
  • Keep landscape trimmed and away from your house. You want to prevent wildlife from nesting so closely to your home.

It is not common to run into this type of wildlife, but if you do, please call the DFW Wildlife Caolition Hotline - ph# 972.234.WILD. Typically, the animal will run away but you should still call the hotline and report the sighting.

Something to note... Setting Traps to capture Wildlife in the City Limits of Frisco Texas is illegal. Not only can it injure the animal, it can also injure people around you.

You don't have to SELL, if you are known as the EXPERT

I'm not sure if you noticed or not, but selling becomes really fun when you become know as an expert. Why? Because you don't have to sell when people come to you for advice. Why would anyone work with a sales person when they can work with an expert?

I have talked about in previously in the post called 2 Hours a Day Won't Get It Done. In the post I talked about being committed to your job. Work towards being successful and not just use Real Estate as a hobby. The title says it all "2 Hours a Day Won't Get It Done". So, you have read the post and decided to take it serious (okay, maybe you decided that before you read my post... I tried). Now let's talk about becoming that EXPERT in your area. What expertise my you develop? Experts move a step ahead of their peers. They no only become experts in their products, they become experts with regard to all aspects of their products. For example, do you know all of the details to the $8000 Tax Credit yet for First Time Home Buyers? I am not talking about the basics, but the actual details to cover questions from your buyer? A person that sells real estate successfully becomes an expert in home finance, the tax advantages of owning real estate, different neighborhoods, and even legal issues.

Moving further from the product, one would also need to be an expert regarding your competition. Want to succeed? Know the strengths and weaknesses of your competition. Sure, boxing gloves may be a bit much, but it certainly catches your attention. In the clients eyes, you are fighting for their business. The fact is, we can learn plenty from the successes of those around us. This process is called benchmarking. Why start from scratch with our sales efforts if others have already tested the path we are about to travel?

I think thats one thing we can all agree upon when it comes to Activerain. If you have a question about something, whether it be a product, sales technique, or lead generation company, AR members are more than willing to share their experiences. Utilize the professionals here in the rain, and then come to a conclusion of what makes sense to you. The point is still the same... learn from those that have traveled the road once before.

Another area one would also have to develop expertise in would be the discipline of sales. Many think that selling is easy - but any profession that can result in six-figure income is complex. If you can make more money selling real estate than the average attorney, why wouldn't you need to spend time learning how to sell? For me personally, I have been reading books that improve my vision and my 'self'. Kathy Eppley of "Astound Yourself" recommended a book I enjoyed called Good To Great by Jim Collins. Shortly afterwards, a friend recommended I read What Got You Here, Wont Get You There by Marshall Goldsmith, which I also enjoyed. The title of each book outlines the subject, read

Honesty.. It's more than just staying out of JAIL...

When we speak of HONESTY, we often are referring to those who lie and cheat and take advantage of clients. I really think that the majority of professionals do not do these things. Honesty is more than staying out of jail.

Honesty is not promising more than what you can deliver. How many times is a Real Estate Agent pressured to promise that they can sell a house at a certain price so that they can obtain a listing? it takes a very honest agent to admit they cannot sell the home at that price - especially when they know they will lose the listing to others who are not so honest. But in the long run, the client will not be satisfied and the not-so-honest agent will lose all chance of referrals. In the long run, referrals are the lifeline of success.

The trait of honesty is also composed of being honest with yourself. Ever know anyone with a bad attitude? Did that person ever admit they had a bad attitude? Not likely. If you are lacking a trait for success you are not going to obtain that trait unless you are honest with yourself. You cannot improve unless you admit that you need improvement. if you do not know where you need improvement - then you have just admitted your first weakness. Without improvement, we will fall behind. Out of the people who fall behind, many of them will never catch up.

Have you noticed before that those that are successful are usually the ones spending time improving their skills? You would think that those making less money would be the ones focusing upon this effort.

First Step to Buying a Home - Pre-Approval Letter

Buying a home can be a whirlwind process and can cause great questions like "Why should I get pre-approved?" You made the choice to look for a home, perhaps you have even spoke with a Real Estate Agent. Maybe you have looked at a few homes online or maybe even went to a few open houses. The Real Estate Agent may suggest that you have pre-qualified or better yet pre-approved for your home mortgage.

Did you know you can improve your purchasing power by making sure you are pre-approved for a mortgage?

A pre-approval letter gives you a competitive advantage against other buyers who have simply been pre-qualified for a loan. Sellers are more likely to accept your offer on their home because you have been guaranteed a loan. Plus, it can also speed up the closing process. Especially in today's market. Unfortunately there are many short sale properties available. When submitting an offer to lenders, they will require a pre-approval letter prior to accepting the offer. Receiving a pre-approval is more than just a Loan Officer looking over your numbers. During the pre-approval process we'll determine how much money you are eligible to borrow by reviewing debt, income and savings information. A pre-approval is where the application, credit, and supporting documentation is provided to the lender and they approve the loan prior to even knowing the home address. From this, it's just a matter of locating YOUR home, completing an appraisal, and submitting the executed contract.

You never know when you will stumble upon the perfect house during your home search. If you have to wait to be approved, your dream home could be snapped up by someone else. Why not be armed and ready to make an offer?

Why Should I Refinance My Home in Texas? A common question, here's my thought.

I receive this question quite often - Why Should I Refinance My Home? Whether you live in Texas or anywhere else, this is a valid question. Don't just rely on anyone answering this question, you should consult a professional. Refinancing your mortgage is a big step, but how do you decide when to do it? I like to give my clients some tips to help them decide when the time is right for them.

Its no secret. Everyone has been talking about the rates - "The rates are at an all time low." or "Rates are at historic lows". This is probably the first reason my clients decide to refinance. They hear it enough and want to know if refinancing would result in a lower monthly payments. Generally, if rates drop 1 percent or more - it's a good time to refinance. But lowering your rate is not the only reason to refinance your home.

Perhaps you were thinking about refinancing because you need extra money. College tuition or a high interest credit card? When refinancing to a lower rate and payment the money you save can be spent elsewhere.

One of the best reasons to refinance is because a client wants to reduce the term of their loan. Many of my clients refinance to save money over the life of their loan. For example, if you currently have a 30-year loan and you refinance to a 15-year loan, after you refinance you may have a higher monthly payment but you will pay off your loan quicker. I recently refinanced my home to a lower rate and shorter term. The payment is slightly higher, but I am saving over $122,000 in interest.

Do you have an Adjustable Rate Mortgage (ARM)? I strongly recommend refinancing if you have an ARM loan. Convert it to a fixed rate loan. Right now, fixed rate mortgages are lower than adjustable rates and a fixed rate mortgage leaves out the 'element of surprise' when the adjustment happens every 6 months to 1 year. If the rates are lower than they were when you got your loan, switching to a fixed rate mortgage can offer more security and stability as well as save you money!

The last reason some clients look to refinance is to consolidate debt. Loans such as second mortgages, credit lines, student loans and credit cards can often be consolidated when you refinance. Plus, consolidating your debt can result in tax savings, since consumer loans are not tax deductible, but a mortgage loan is tax deductible. For a better understanding, please consult a Tax Advisor.
