The number of available detached homes in Ashburn decrease by 10 homes since Mid-December.
•· Sold price range for 20147 and 20148 = Low $453,000 - High $874,500.
•· Sold or under contract homes over the past 30 days = 59.
Home sales kept an even pace to just about the average of 58 units per month.
•· Current absorption rate or average length of time an Ashburn detached homes stays on the market = 3.9 months. This figure is at about the same pace as it was in December and nearly 2 months faster than in November 2007.

The number of available town homes in Ashburn increased by 17 homes since Mid-December.
•· Sold price range for 20147 and 20148 = Low $250,000 - High $530,000.
•· Sold or under contract homes over the past 30 days = 65.
Home sales adjusted to just a few units less than the average of 71 units per month.
•· Current absorption rate or average length of time an Ashburn town home stays on the market = 4.2 months. This figure is at about the same pace as it was in October and November 2007.

Ashburn Real Estate Market Update for January 7, 2008 Condos:
•· Condominium available inventory = 91 homes.
The number of available condos in Ashburn increased by 10 homes since Mid-December.
•· Sold price range for 20147 and 20148 = Low $210,900 - High $604,975.
•· Sold or under contract homes over the past 30 days = 26.
Condo sales remained the same over the past month. Sales equaled 26 in December as well however, that number was up from the previous month of 13.
•· Current absorption rate or average length of time an Ashburn condo stays on the market = 3.5 months. This figure has reduced dramatically since September when inventories were hovering around 8 months. Also, this number is beginning to remain stable in the 3 to 4 month range.

Ashburn Rental Market Update for January 7, 2008:
•· Current rental inventory = 91 homes.
The number of available rental properties decreased by 35 since Mid-December 2007, however, despite that decrease, it is taking longer than 3 months to rent the average property in Ashburn. Some of this slowdown may be due to the season and the brisk rental activity we had before the holidays.
•· Rental price range for 20147 and 20148 = Low $1005 - High $2,800.
•· Number of properties rented or applied for rental = 26.
This pace is back down to near the normal rate of 30-40 rentals per month.
•· Current absorption rate or average length of time an Ashburn home stays on the rental market = 3.5 months. This figure has also increased from just less than 2 months of inventory in December.
