Sterling Detached Homes Real Estate Market Update
For January 7th 2008:
•· Current home inventory = 318 homes.
•· Price range for the Sterling area = Low $205,900 - High $840,000.
•· Properties sold or under contract over the past 30 days = 90.
•· Current absorption rate or average length of time a Sterling home stays on the market = 3.5 months.
The Sterling market picked up some momentum over the past couple weeks with inventories shrinking and homes moving faster. The number of available detached homes dropped by 49 units since mid-December, some of this may be due to the season however, the pace of sales remained strong at 90 over the past 30 days. We may be turning the corner on this market.
