Find a tech savvy broker

80% of buyers start their searches on line. Whether you are buying or selling your home, it is important to open up the biggest avenue to choices or buyers available to you.

Test for responsiveness.

One of the worst “sicknesses” that plagues our industry is non-responsiveness. Agents don’t answer phone calls or emails in a timely fashion. Or better yet, they never pick up their phone, and have a voice mail saying that it is best to email them! What this says to a client is, “Don’t call me; I don’t want to speak to you.” A red flag that client servicing is not their top priority.

What blows me away is how un-responsive a listing broker can be when you are trying to secure an appointment to view a $6m property. C’mon. Really?!

Do your research on the individual person

Reading some examples of testimonials on various forums, ask around about their reputation if someone you know has used them.

Instead of trolling these open sites plagued with fraudulent units, and bait and switch opportunity from deceptive individuals. One is better off spending that time researching the agent you will choose to work with.

Ask your representing broker to show you their real estate license


Shame on these big brokerage houses! Goes to show that a recognized name doesn't mean that they are honest. They are only as good as who they truly are, and NOT who they are connect to. It doesn't take much of an effort on your part to ask your representing broker to show you their real estate license.

Do judge your broker by his or her cover. Trust your instincts on this.

You will feel if the agent has your best interest at heart after you have finished the first round of interviews or showings.

Don’t be swayed by the fact that you are hiring a “big name” agent that you will probably never see again, but want to use it as a bragging point to your friends and family. And don't dismiss a newbie; they will be the hungriest of the bunch and will most likely work the hardest for you.

Find representation that matches the quality and level of representation of you

Chances are, your property is a direct reflection of who you are; why should your agent be any different?
