21 of the Active homes are priced UNDER $300,000. 31 homes have sold since January 2009 under $300,000. It is a great time for first-time homebuyers to purchase in Trumbull. In all of 2007 - ONLY 6 homes sold under $300,000.
As of 9/12/09 - 113 of the Active homes are priced under $450,000 and 99 are priced over $451,000. This is a great time to buy with the lower end of the market being very hot in Trumbull.

28 of the 222 Active listings are UNDER DEPOSIT AND 37 are PENDING and due to Close-we are in full Spring season.
82 of the Active homes are priced UNDER $400,000(this is significant for Trumbull - just a couple of years ago---only 80 homes sold in 2006 and 2007 under $400,000 for the entire year.
As of 4/27/09 - 95 of the Active homes are priced $400-$600 which is the most active price range typically for Trumbull. Only 45 homes are priced over $600,000.

The average sale price is down 23% from 1st QTR 2009 vs. 1st QTR 2008
Well the 2008 winter season started out with a bang - we had a hail storm that dropped hail the size of quarters. Quite honestly - I had never really seen anything so strange so early in the season. I think it was late October, early November. The sound of the pounding against the skylights was actually quite frightening and I kept hoping they were not going to be big or strong enough to crack the window. Many folks experienced damage to their cars. Here is a picture taken of that early hail storm in Trumbull CT 2008 of the hail left in my back yard.
As you can see - there was still a lot of green still on the ground.
We've had more snow/rain the beginning of this 2008 season than I can remember in a long time. It snows, then comes the rain and washes it all away. It's frigid, then in the 60's.
On January 7, we had an ice storm here in Trumbull CT and all of CT - it sure was pretty driving up the Merritt Parkway in the afternoon. In lower Fairfield county - it wasn't as bad as northern Connecticut. I just have always loved the beauty of an ice storm - the frozen trees makes for such great photos - hate driving in them but luckily they don't last long. The sun is shining brightly this morning Jan 8th and the meltdown has begun.

As you can see from the above chart - 91 fewer homes were sold in 2008 than in 2007. This is a significant decrease and the AVG sold price has dropped as well. The main reason for the AVG price drop is the fact that 91 of those sold in 2008 were priced under $400,000 as this is the price range where homes are selling more quickly.
As of Jan 7, 2009: There are 162 ACTIVE listings, AVG Days on Market = 120. Prices range from $244,900 to $1,549,900. 65 of the Active homes are priced UNDER $400,000---great values right now here in Trumbull for buyers who are ready to buy.
I also think it's important to show a comparison of the homes that Expired (meaning they did not sell during their listing period which is usually 6 months. However, it also important to know that a good majority if not all are then relisted again and perhaps sold. 263 listings expired in 2008 compared with 243 in 2007. It is absolutely critical for Sellers to understand pricing at or below the market value will bring in the buyers. This is not a time to "test" the market.

The median price (shown in the chart) compared to 2007 is down significantly due to the fact that the most expensive home sold in Oct 2008 was $795,000. However--In 2007-- 6 homes sold in Oct were over $700,000 and 3 were over 1 million.
23 homes closed in Oct 2008, compared to 26 for July 2007, 20 of the 207 Active listings are UNDER DEPOSIT AND 32 are PENDING and due to Close.
