Luxury Home Sales - January 2012 - Denver Colorado

Sales of luxury homes in the Denver metro area over $1 million decreased in January over December by four sales. Inventory is down over December's active listings from 642 to 557 detached single family homes listed above $1,000,000. Of these active listings, two are short sales, and only one bank owned property is active.


Luxury Homes in the Denver metro area currently under contract are 63, a monumental increase over any month in 2011! Only one short sale and four bank owned properties are showing under contract.


Of the 25 sold properties that sold in January 2012, three were short sales, one was bank owned, four were new construction sales and 17 regular sales. 24% or 6 of these sales were paid for with CASH, interestingly enough, there was one owner carry, which I have not seen for years. The remainder of these sales were purchased with conventional loans.

The highest sale in Denver for the month of January 2012 was in Denver proper sold for $2,562,500 which was a Tuscan custom home with 4 bedrooms, 8 bathrooms and a 3 car garage and 7,050 finished square feet in the heart of Cherry Creek.


The largest home sold with the most square footage sold in Cherry Hills Village for $2,162,500 and sported 9,675 square feet finished - 4 bedrooms, 6 bathrooms and a 3 car garage.


The smallest home sold with the least amount of square footage sold in Denver for $1,020,000 and had 3,642 finished square feet and had 4 bedrooms, 4 bathrooms and only a 2 car garage.


I have been tracking statistics for the last few months showing luxury market sales and find they are holding strong in the Denver metro area. With 68 currently under contract, the statistics for February will be fantastic!

Denver's blizzard --- Some tips to stay SAFE!

Denver is experiencing the largest snowfall of the year (so far) and is a good day Snow shovelingto stay home if you are able. All school districts were closed today, and many businesses are closed.

Sad to say, our mountains that NEED this snowfall is not getting the benefit of this storm. However, there are many accidents all over town, and hope drivers have the essentials needed to make it home safely.

~ Snacks
~ Blanket
~ Full tank of gas
~ Gloves, hat and warm clothing

This time of year if you get into a traffic jam, and unable to move for long periods of time, it is not uncommon for some to run out of gas. BE PREPARED!

Today is a day we are to wear RED for heart health, so if you have any heart conditions, find someone in your neighborhood to shovel or use the snow blower for you.

In the last few months, buyers looking for Denver real estate have noticed the limited inventory available, and in some cases seeing multiple offers. Showing homes on the weekends, Realtors are experiencing overlapping appointments with other Realtors and their clients. Showings set for homes in the Denver Metro area have doubled from the previous year on Fridays, Saturdays and Sundays, but our inventory has increased minimally.



When the supply of active Denver home listings become limited, and the demand increases, we surely will see some pricing increases in the next few months. With multiple bidding being prevalent, the need to know where the home will appraise is very important. If the home does not appraise at contract value, and the buyer is obtaining a loan, the dollars offered in the contract over the appraised value will need to be added to the dollars needed for closing.

Example - Last weekend I showed a property new on the market one day --- 15 showings first day, 7 the next, and 4 offers were received. This home was absolutely turnkey, great location, AND $15,000 higher than any other comparable sold property in the development.

With the market changing, we as Realtors have to be sure our buyers and sellers are aware of these facts! Working full time in this industry is very helpful to see the changes happening, and to be able to relay this pertinent information to buyers and sellers!

Town of Parker Colorado

The Town of Parker is Southeast of Denver approximately 30 miles. It is a quaint town that is commonly called a bedroom community. It has the small town feel, yet has lots to offer. The Town of Parker is approximately 20 square miles.

Like Denver, Parker real estate is very low in inventory and difficult to find a non-distressed home for a family that is under $200,000. Currently there are 150 under contract and 61 pending. Here are the numbers for the Month of December 2011:

Homes in the Town of Parker feed into the Douglas County Schools, there is a hospital, and several boutique shops as well as some large box stores. I believe this hot market will continue as we are now seeing many multiple offer situations, especially in the price range of $300,000 and less.
