The US Census Bureau said that of the 90,000+ housing units in Frederick County Maryland, as of April 1st, 2010(Census Day), 5,330 of them were vacant, or almost 6%.
Frederick City had a vacancy rate of just over 8%(2,207) of it's housing units.
This can affect the appraisal value of other homes, even if the vacant homes are not distressed, according to Wayne Six, a Frederick appraiser.
Vacant homes are not only those in foreclosure or pre-foreclosure, but may have owners that recently died, are on extended leave, or have moved away, or the home is not ready for occupancy yet. The census also counts as vacant housing those units that have temporary residents who have a usual home elsewhere.
Fortunately, the real estate market in Frederick is in relatively good shape, with inventory slowly dropping, interest rates very low, many more potential buyers coming into the market due to much lower prices than in previous years, and city and county homeowner initiatives that help homebuyers with down payment and closing costs.
