The difference between living in Connecticut & New York

There are some differences between living in Connecticut & New York. They include:

  • There is no county government in Connecticut. Everything is handled by the town or city in which you live in.
  • There is no separate school tax on top of the property taxes. They are included in the property taxes. Also in Connecticut, there is no program similar to the 'STAR' discount.
  • The school districts in Connecticut are typically for just the town you live in.
  • The property taxes in the Greater Danbury area are typically about 35% lower than in nearby towns in Westchester & Putnam Counties in New York.
  • Lower income taxes
  • You do have to pay taxes on cars and personal property in CT.
  • The lots for homes in the Greater Danbury area are typically larger than comparable desirable neighborhoods in Westchester.
  • There are some little things different, ranging from things such as where & when you can purchase alcohol to where license plates on cars have to be.

It's hard to find your home!

It is hard to find your home. It might seem like a simple task when you get started but after looking at more than 15-20 houses, you realize it can be quite a difficult thing and I can understand how frustrating it may seem.You can see units in communities that you like but the bedrooms have no closets, you can see homes that you like but in neighborhoods that you don't like or a great home in a neighborhood that you like which has something that you just can't fix (steep driveway, across the street from a school, backing up to a highway or busy road and more)within reason.

With many homes currently on the market, it is still important to work with someone that has your interests in mind and they will show you as many homes is it takes to find 'the one' .An agent should listen to your 'must haves', 'would like to have' & 'don't want' items on your list, so you most likely won't need to look at over 50 homes in person before finding the right one. It can be very costly if you have found a place then quickly realize that it is not right for you because there are costs associated with purchasing & reselling. Bethel, CT Condos

Bethel, Connecticut is a small town of around 19,000 residents only 60 miles northeast from New York City. Originally settled in early 1700s and was part of Danbury 96 years, Bethel offers a beautiful village complete with a train station, a state park, an orchard and an education park. It is about a 10 minute trip from the center of town to the intersection of Route 7 and I-84 in Western Danbury.

There are currently 35 units for sale in Bethel (per MLS 2/20/09) ranging from $139,900 to $475,000. The average listing price for a condo in Bethel is $290,019 and has been on the market 126 days.

Communites include:

  • Bethel Meadows: A new development of 62 2 & 3 bedrooms units built by Toll Brothers. The community will feature a clubhouse,pool, fitness center as well as a walking trail. There are first & second floor master suite models available.
  • Lexington Meadows: With easy access to I-84, the charming Bethel village center and bordering beautiful Meckauer Park is tranquil Lexington Meadows. This community of 128 uniquely crafted units with 2 and 3 bedrooms. Originally marketed in 2001, the 'Baker built' community's recreational options include a pool and clubhouse.
  • Plumtree Heights: Plumtreee Heights is Bethe's largest condominium community. It was completed over many years and built in several different phases. It offers 1 to 3 bedroom units in a friendly neighborhood setting close to the Bethel Educational Park and to commuter routes.

New Milford, Connecticut Condos

New Milford, Connecticut is between 15 and 20 minutes northeast of Danbury. With a charming downtown, which was used in the 2002 film 'Mr. Deeds', a growing retail environment along Danbury Road (Rt.7), large country estates, and the completion of the Brookfield bypass of Route 7 getting closer every day, New Milford Connecticut is going the next hot spot in Western Connecticut.

Condo prices in New Milford, Connecticut average about 20% lower in Danbury. Available inventory is typically about 1/3 of the total amount of units for sale in Danbury. This is because New Milford is a much smaller town and there have been substantially less communities constructed.

Communities include:

  • Sullivan Farm: A charming country condo setting along Candlewood Lake with a private beach. Additional amenities include pool, playground and tennis courts. There are over 100 acres of meadows and open space in Sullivan Farm. The style of units range from attached townhomes to detached homes on common land. The community has a 123 homes.
  • Willow Springs: Willow Springs is New Milford's largest condominium community with 332 units. Located just beyond the the end of the Brookfield bypass, Willow Springs is almost a straight shot south down to I-84 and the Greater Danbury Area. The amenities include a playground,pool, clubhouse and easy access to public transportation. Established in 1985, units range in style and space from one bedrooms to two bedrooms & a den.
  • Prospect Commons: Prospect Commons is located only minutes south of the New Milford Green. With low common charges and access to a pool, clubhouse and tennis courts, it is no surprise that Prospect Commons remains one of the most desirable communities in New Milford. Built between the late 1980s and early 1990s, Prospect Commons offers very unique layouts in the 138 homes.
  • River Glen: Located to the northwest of the village, River Glen is a small condo community of 90 units built between 1989 and 1991. The maintaince free lifestyle of River Glen includes a playground. FHA Approved.

Old Ridgebury Road to Be Widened

According to the Danbury Newstimes today (2/17/09), Old Ridgebury Road is going widened from two to four lanes from Larson Drive up the four way stop light intersection with Briar Ridge Road & Benson Road. The city just put the work up to bid until the middle of March. Residents living and working in the Ridgebury neighborhood will benefit tremendouslyy, because the road is very busy in the morning heading up the hill to the various office buildings & campus for Boehringer Ingelheim and going back toward the highway at night. It is nice to see the city invest in some infrastructure since they did allow for a lot of devolpment to occur in recent years including the Kensington Woods & Briar Woods townhome communities, Ridgebury Hills, the Willow Grove at Danbury apartments, as well as the Rivington development.

The Ridgebury neighborhood of Danbury is located in southwest Danbury along the Ridgefield border. Close to I-84, I-684 & several train stations, the Ridgebury neighborhood is great for communiting toward New York City & White Plains. Homes in the Ridgebury neighborhood are primarily 'luxury' townhomes built within the 10 years, newer single family homes built on about .25 acre lots as well as about 75 homes built in the 1960s on about an acre of land. The neighborhood is part of the Mill Ridge & Roger's Park Middle School school system of Danbury. The area is flanked by exit 1 and 2 of I-84 to the north and the Ridgefield border to the South.
