Why to do your real estate business with a local agent

It is very important to work with a local agent with both purchasing or selling real estate. Not having the right agent can cost you lots of money, time and stress. Working with a LOCAL real estate agent will help you because they:

Buying:

  • Have seen in person other homes similar to the one you want to make yours to help give you a fair market value on your offer.
  • Have relationships with local service providers to help you once you move in (plumbers, contractors, etc).
  • Will point out things that will effect your resale ability other than material issues with any home(new development going in behind you, proposed cell phone towers, road to be widened, big stores going in nearby, possible assessments, etc).
  • Network with other agents so you might get any leads on properties before they hit the open market.
  • Have relationship with local professionals you can get you into your home (home inspectors, attorneys, mortgage brokers, etc).
  • Will explain what the local customs are for purchasing your home (amount of earnest money, what gets done, time schedule, form offers are typically written on,etc)

Selling:

  • Have seen properties in person with are currently for sale & have sold recently to accurately judge the value of your home compared to the others.
  • Active relationships with people looking to buy where you live.
  • Relations with other agents in the town which have buyers looking in your neighborhood. Odds are if the buyer is coming from a most upscale town, they are most likely working with a local agent because would want the local expert helping them.
  • Advertise locally as well as nationally & internationaly. Nationally statistics show the most homebuyers move about 7 miles from where they live currently.
  • Can be your home quickly if something comes up (buyer wants to see the house now, oversee repairs to be done if you are way, bring in new flyers if you run out, etc))
  • Will explain the way homes are sold (forms offers are typically written on by buyers, typical inspections & timing after accepted offer, the way things go with the buyers mortgage, etc)

Why It's Great Being A First Time Buyer in Today's Market

Here are my seven good reasons why it's great to be a first time buyer in the Greater Danbury Market?

  • You don't have to worry about having to sell your current home in order to buy.
  • You can still get a mortgage with a low interest rate if you have money to invest as your down payment, a steady job and a good credit score.
  • Affordablity of move in condition properties and as well several opportunities to improve 'fixer-uppers'.
  • You have time to think about your decision.
  • With the tax benefits and low interest rates, your mortgage payments might been just slightly higher than what you are paying each month for rent and getting nothing in return.
  • There is a larger selection of homes to choose from.
  • Home sellers might be more negoiatable on the price than in years past.
  • The average price of rent in the Danbury area has gone up.

Short Sales & Foreclosures Are In All Neigborhoods and Price Points

Foreclosures and short sales aren't just in one or two neighborhoods in the Greater Danbury & Candlewood Lake Area, just like in many parts of the country. There are short sales & foreclosures in many neighborhoods and steps up the property ladder ranging from entry level condominum communities in Danbury to upscale subdivisions in Newtown & Ridgefield.

Everybody says that they would like to own a foreclosure & short sale, or fix up the places to either rent or resale for a profit. You never know how the condition of the homes are going to be until you go out and see them. There can be minor work to be down, like repairing trim, paint, replacing light fixtures to things that can costs thousands of dollars, like freeze damage, wet basements, and I have even heard stories of concrete getting poured into the septic systems. In addition, the process to purchase these properties requires a lot more time & effort, compared to the traditional real estate sales.

My firm has had much recent success selling these kind of properties. We have represented sellers in Danbury & New Milford through these tough transaction. We have also helped many purchase properties throughout the Greater Danbury Area.

Great Deals For First Time Buyers ~Many Danbury Condos To Choose From!

Many of the first time buyers that I am working with in Danbury are looking for condos. They choose to look at condos because they don't have to worry about maintaining the exterior, typically get more square feet compared to similarly priced single family homes, and get to enjoy community amenities.

With a larger supply of units available (currently 126 units under $275,000 per CMLS 3/6/09), there are plenty of units to choose from, so you can be picky on the complex, location in the complex and on the condition of units. In addition to the large supply, historically low interest rates as well as homebuyer tax credit, I would find it hard to resist looking for your first home if you have a stable job & having some funds to put as your down payment.

There are many great buys in some of the sought after communities, such as Westwood Village, Arrowood, Covered Bridge, Birchwood, Park Ridge & Shepherd Hill.
