Moving to Town

Every now and then, I get calls from homeowners, most often widows, who have decided they're ready to move to town. When people reach a certain age, sometimes an isolated home at the lake or in the country no longer feels as perfect as it once did. It's been your dream home for decades, but now you're dreaming of shorter drives, closer friends, and closer coffee.

Around here in Northwest Wisconsin, the winters can be long. Sometimes the road to the doctor or the grocery store can feel a little longer, too. If you've lived through 70 or 80 of these winters, you know what to expect. Maybe you're ready to brave several more winters.

But maybe you've decided you'll enjoy them a little more when all the conveniences are a little closer. When it's time to move to town, I can help you sell your old home and find a new one. If you'd like to move a bit farther, maybe all the way down to the Cities so you can be closer to family, I'd be glad to introduce you to another agent in the Edina Realty network.

If you're not sure when you'll make the move, I'd still be glad to perform a detailed market analysis so you know what your current home is worth in today's market. I can also give you a better sense of what you'll need to pay for your next home. That way, at least you'll know your options.

True, the market has changed the past couple years. But if you've owned your home for quite a while, you may be pleasantly surprised at its current value. And one way or another, more information is always good. It's good to know your options.

Still an excellent time to buy in NW Wisconsin

This is the best buyer's market in 20 years. Prices are at an all-time low and interest rates are holding in the 5% range for a 30-year conventional loan in NW Wisconsin. The opportunities to purchase a primary residence, lake front home, or recreational property at reduced prices are better than ever.

Douglas County, known for spectacular beauty, clear lakes, sandy beaches, and tall pines, is an easy 2-1/2 hour drive from Minneapolis/St. Paul and 45 minutes from Duluth/Superior. So, not only does the buyer benefit from affordable prices and a large selection of gorgeous properties, but is also within a short distance from major metro areas. For those that desire the best of both worlds, live in the country or on a lake and commute to work in Duluth, Superior, Spooner, or Hayward.

The lakes and access to all the recreational activities that has made Northwest Wisconsin a destination for decades will always be in demand. It's a great time for buyers to jump in and own a piece of it.

The question to ask yourself is - Are you going to be one who builds wealth in a down economy or do you want to play it safe? Savvy buyers are still qualifying for loans. The first-time home buyer and repeat home buyer tax credits offer even more incentive. But hurry, the April 30 deadline is quickly approaching.
