Right now is a great time to find your new home, cabin, or recreational property in Northwestern Wisconsin. It's looking a little more like winter and many buyers have decided to sit on the sidelines until spring. An even smarter strategy, though, is to get serious about your search right now.
Here’s why: If you’re planning to wait until spring before beginning or resuming your search, remember that a lot of other buyers are doing the same. Sellers are very aware of this, and some have resigned themselves to not seeing much more activity until April. But once April arrives, they’ll be confident that more buyers will turn up in the months to follow. Home prices might even start a little higher and they’ll be less willing to negotiate on price.
Instead, if you find the place you’re looking for now and put in an offer, you’ll be in an excellent negotiating position. Many sellers are eager to sell now so they can move on; your negotiating power is even better. And if you’re considering a cabin or recreational property that wouldn’t see much use in the winter and early spring, some sellers will be glad to no longer be carrying those costs.
Plus, there’s no guarantee that interest rates will remain at these historic lows on into next summer. They may, or they may not. Chances are slim, however, that they’ll ever be significantly lower. That’s one more reason now is a great time to buy. For example, a sales price of $200,000 with 20% down payment, at 4.5% interest rate, the monthly payment is $811. Interest rate of 5.5%, the monthly payment is $909. Looking at 7% interest rate, the monthly payment is $1064. Buying now means a savings of $253 per month!
This time of year, even Mother Nature is making it easier to find your new home, cabin, or recreational property. The leaves have fallen, and suddenly it’s literally much easier to see what’s out there. As recently as a couple weeks ago, you might have driven down many Northern Wisconsin back roads without being able to see any of the lake homes or cabins you were driving past—or even, for that matter, the lake itself. Now you can.

Here in NW Wisconsin, land of clear, deep lakes and big woods, there are many real estate bargains; sleepers that may be overlooked because they are located on a smaller lake, near but not on a lake, an older cabin that has been lovingly maintained.
A real estate sleeper can be an exceptional bargain that has been overlooked. It’s still a great property in a good location, good to excellent condition, and priced appropriately but simply has not sold. In many parts of NW Wisconsin there is a significant inventory of homes but few buyers.
The home may have been initially overpriced and now priced appropriately, but because it’s been sitting on the market for several months buyers have moved on.
Perhaps a buyer may be going after that elusive perfect up north chalet or log home on the big, deep, full recreation and fishing lake with level sandy beach front, priced under $250,000, overlooking many fine properties on medium and smaller lakes.
There are some great homes sleeping on the market simply because there’s still a significant inventory.
It’s still a great time to come look at properties in NW Wisconsin. If you’re sitting on the sidelines waiting for another price reduction, don’t wait. Buyers and investors are out now snapping up these sleepers. If you are watching one of the sleepers, now might be the perfect time to make your move. Make sure you have your pre-approval from your loan officer ready to go. Then make your move! Or someone else might beat you to it!

The NW Corner of NW Wisconsin is an area worth discovering
Sure. I’m biased. After all, I live here.
But by any objective measure, my less known corner of NW Wisconsin offers some of the Upper Midwest’s clearest lakes and tallest pines.
Anywhere in northwestern Wisconsin is great. Some of the best fishing and recreation lakes, hunting land, and lots of other recreation opportunities can be found in Douglas, Washburn, Sawyer, and Bayfield counties.
Back in 2002, when my husband and I decided to move from St Paul, MN to northwestern Wisconsin, we found an area just a little farther northwest - Douglas County - that’s still largely unknown. Prices here tend to be a little lower, and the lakes tend to be a little quieter.
We feel very fortunate; we found a great home on the Gordon-St Croix Flowage. Some great bargains can be found here on our lake, on Upper St Croix Lake, on the Minong Flowage, and the dozens of other small to medium-sized lakes hidden away up in our neck of the woods.
And speaking of woods… Maybe you’re less interested in waterfront property. Maybe you’d just like to be out in the woods. If you’re looking for a country home, a cabin, or vacant land that’s not on water, then I can help you find some truly exceptional values.
One other advantage of this area is that you can get here fast. From the Twin Cities, we’re only a two-and-a-half hour drive. Two hours from Eau Claire and an easy half-hour to 40-minute commute from the Twinports of Superior and Duluth.
So, come for a visit. Stay for awhile. You'll love this area. The people are friendly and welcoming. And, maybe you'll want to stay long enough to buy some property.

Looking for a lake home or cabin on a lake somewhere in NW Wisconsin? Not sure about which lake is right for you? I've developed a simple checklist to help you think about the type of lake, recreation activities, and home/cabin style that best fits your lifestyle and your budget.
This quick checklist will make it easier for me to help you find the cabin, lake home, or lakeshore building site that’s just right for you. After all, everyone’s different. So are their wants, needs, and dreams. The property that’s perfect for you might not be perfect for me or for anyone else. This worksheet will also help you think more objectively about any trade-offs that might be necessary within a particular price range. Finally, keep in mind that even if money is no object, you’ll still need to make choices and trade-offs. Example: I can find you a quiet lake that’s good for paddling and wildlife watching or a deep, open lake good for waterskiing and jetskiing. It’s tough to find both in the same lake.
