I'm going to take a look back on the last THREE years of the Eastman Real Estate market. Just so you know it's really not that bad.
Briefly, 2008 started out quite nicely and we were ahead of last years sales through the first half of the year. Then the financial crisis hit in September and really slowed things down. Below are some total sales figures and median prices based on data from our Multiple Listing Service (MLS)
• 2006- 70 home sales, median price $273,000
• 2007- 55 home sales, median price $268,000
• 2008- 39 home sales, median price $267,250
As you can see, the volume or number of sales has declined by a significant amount but the median price is only down $5750.
Considering the market has been in a down trend for about three years, the median price has help up very well.
Taking a look at condos, things are a little different.
• 2006- 13 condo sales, median price $235,000
• 2007- 16 condo sales, median price $244,500
• 2008- 19 condo sales, median price $229,000
With less volume the median price fluctuates more, but if you look at 06' compared to 08' the median price is down $6000 very much in line with our home sales. The strength in 07' comes from two units selling for $370,000 and a total of four units over $300,000. In 08' there was one, in 06' there were three units selling over $300,000

The weather has not been the greatest recently, power outages, rain, ice and sow have slowed things down a bit. Here are some of the latest photos.

As you can see on the ground, icy conditions make it difficult to move machinery and people around the construction site. In the back-round you can see a boon of a crane that was off loading trusses and wall panel's.

Directly behind the white van are more roof panels waiting to be boomed up to the roof and installed.

To the left is a concrete wall that belongs to the pool area. This shot is taken from the East Lake Condo Area looking northwest towards Eastman Lake.
With the lousy weather and Thanksgiving last week there wasn't a lot of noticeable change for a Friday update.
Today however there was something to see. Trusses are being set, walls are going up and concrete is still being poured as the weather has turned warmer. At least for a few days.....

If you look close at the bottom of the trusses, it appears that there will be exposing some of that wood to give the ceiling a wood beam effect. It is hard to tell so we will have to see what happens.

On the left you can see the concrete forms for the pool area. This is the second attempt at pouring this wall as the first time was a failure when the concrete froze before it could set up.
The largest monthly percentage drop in housing prices since the NAR has been keeping records just took place. There goes another 11.3 percent in the median price of a home. At $183,300 this level was last seen in March of 04'.
The pace of existing home sales droped 3.1% for the month of October.
My feeling is, that the November numbers are not going to be any better because October was a really slow month around here. However November has been active with people walking in our door. Usually November is a very quiet month and December is even slower. This market has been doing the unexpected so maybe we are in for an early Christmas and there will be activity throughout the month?
There has to be a turnaround sometime so why not December? Keep working hard, it will pay off....
It was our first clod week of the season. Temp's were down below freezing most of the week and the lake winds made it feel even colder.
However progress was still made as you can see in the photo's.
There was a set back this week as a wall of concrete froze before it had a chance to set up. This am (11/22/08) we woke up to our first measurable snow. Less than an inch but the ground is frozen, snow covered and it's just a matter of time before the lake freezes. I don't think the temp. has risen above 20 yet today and it's 1:45.
