Manufactured Home Financing Anyone?

Manufactured Homes especially have not faired well this downturn. Let me be more specific. Can you finance a 1987 Manufactured Home on 11 Acres with no foundation or tie downs for 225k? Do you know anyone who can? The land and garage are worth 225k but tell me of a loan available for even a B+ Borrower? Two years ago the banks never even questioned this kind of deal because when our client bought this property (through another agent) it was closed in 30 days with no inspection.

Not this time folks...Two years later our clients are moving up and trying to make someone a great deal by selling the place for the land value, only to have it come back with new work orders each time. Looks like this home could become an unwanted rental until the seller can't afford an alternate housing replacement. The Manufactured Homes are a good Square footage for the price and affordable in my opinion. We need this kind of housing and loans should be available for the Thousands of manufactured Home Owners.
If your a Washington State Lender(Prefer Gig Harbor or the Kitsap Peninsula) and you have financing available... let me know...I'll pass it on to our clients and others in the future.

If your thinking about buying a New Manufactured Home from a dealer and placing it on a piece of property you will want to work with a Real Estate Agent that understands the development process so you can find the right piece of land. Permits in Pierce County even for New Manufactured homes can be costly and time consuming.

You won't find Manufactured Homes in the Wellington Ridge or the Woodridge neighborhood since both have CCR's against Manufactured Homes, but Lake of the Woods and Lake Holiday both allow New Manufactured Homes. You will still want to check with the Home Owners Association to verify all CCR's prior to your land purchase. Lakebay on the Key Peninsula is also another Great area for Manufactured Homes and land is still affordable.

Both Lake Holiday and Lake of the Woods are located on the Key Peninsula about 20 minutes outside of Downtown Gig Harbor. They are planned communities that have utilities available to the site. Be sure they have water connections before you purchase. Some properties in Lake Holiday have no water rights and are considered recreational property because of this. No new wells allowed at this time.
