Happy Birthday Ocean Shores!

News Flash! Ocean Shores turns 50! That's right, the sleepy little beach town celebrates its 50th birthday this year. Happy Birthday (or Birth year, I suppose) Ocean Shores!

Ocean Shores Real Estate Update

It's no secret that 2009 was a horrible year for most if not all business's (except Walmart of course). Not unlike the rest of the country, real estate sales were again slow at the beach and down nearly 13% from the previous year. The First Time Home Buyer tax credit had very little effect out here as most of our buyers are either move-up, retirement or getaway buyers. However, the new $6,500 tax credit for owners of existing homes who buy a new principal residence does seem to be spurring activity. The biggest surprise out here on the beach is that more condominiums actually sold this year than last.

Ocean Shores is not unlike the rest of the country as a large volume of foreclosures, REO's and short sales have driven prices down. However, we are starting to see a significant reduction in the number of these distressed properties on the market today. Prices have bottomed in Ocean Shores much like the rest of the region. The biggest problem we face with sales still remains with the uncertainty of the banks as they continue to strangle buyers with steeper qualifications to get a loan.

That being said, the forecast is good. Nationally, the National Association of Realtor's chief economist sees a strong sales year ahead - up to 20 percent this year. He's also forecasting sustained price increases of anywhere from two to five percent on average. Regionally, the Puget Sound market is significantly up. The volume of pending sales was up more than 35% from a year ago and was the best December the region has seen since 2006. Historically, Ocean Shores tends to follow the Puget Sound's trends by six to nine months.

Here are some year end numbers regarding Ocean Shores real estate:

2009 Home Sales
* 180 Homes sold in 2009 for an average sales price of $173,421 (Cheapest was $31,500 - Most expensive was $495,000).

* 206 Homes sold in 2008 for an average sales price of $194,480 (Cheapest was $28,000 - Most expensive was $829,000).

* 241 Homes sold in 2007 for an average sales price of $209,783 (Cheapest was $36,000 - Most expensive was $580,000).

The average home that sold in Ocean Shores in 2009 had 1415 square feet and was on the market for 225 days.
* Currently, there's 179 Homes on the market (compared to 228 Homes on the market this time last year) for an average price of $225,194 (compared to $259,367 this time last year). Additionally, there are 18 homes pending in Ocean Shores for an average list price of $158,790.

2009 Condo Sales

* 25 Condos sold in 2009 for an average sales price of $138,468 (Cheapest was $41,000 - Most expensive was $350,000).

* 18 Condos sold in 2008 for an average sales price of $244,000 (Cheapest was $60,000 - Most expensive was $425,000).

* 41 Condos sold in 2007 for an average sales price of $209,783 (Cheapest was $7,500 - Most expensive was $449,000).

The average Condo that sold in Ocean Shores in 2009 had 992 square feet and was on the market for 320 days.
* Currently, there's 86 Condos on the market for an average price of $222,777. Additionally, there are 4 Condos pending in Ocean Shores for an average list price of $158,790. There are still some fantastic deals on Condos at the beach right now. Send me an email if you would like a list.

2009 Vacant Lot Sales

* 134 Lots sold in 2009 for an average sales price of $34,968 (Cheapest was $8,500 - Most expensive was $155,000).

* 189 Lots sold in 2008 for an average sales price of $47,799 (Cheapest was $10,000 - Most expensive was $185,000).

* 322 Lots sold in 2007 for an average sales price of $54,655. (Cheapest was $16,000- Most expensive was $450,000).

It took 320 days to sell a Lot in 2009 compared to 284 days in 2008.

2009 Commercial Sales

* 7 Commercial Buildings sold in 2009 for an average sales price of $345,643 compared to 6 sales in 2008 for an average sales price of $281,250.

2009 Multifamily (Apartment) Sales

* 4 Multifamily Buildings sold in 2009 for an average sales price of $167,000 compared to 0 sales in 2008.

Coastal Community Sales Comparisons

On another note, even though the Ocean Shores real estate market was off this past year, consider how bad the market is in a couple of other beach towns. All things said, the real estate market is still kicking in Ocean Shores.

* Ocean Shores sold 180 Homes and 134 Lots in 2009. The average price of the Home was $173,421 & the average price of the Lot was $34,968.

* Seabrook/Pacific Beach/Moclips areas sold 18 Homes and 6 Lots in 2009. The average price of the Home was $344,472 & the average price of the Lot was $92,833.

* Westport sold 23 Homes and 11 Lots in 2009. The average price of the Home was $164,410 & the average price of the Lot was $53,136.

* Long Beach sold 48 Homes and 14 Lots in 2009. The average price of the Home was $183,160 & the average price of the Lot was $107,714.

Summary: Ocean Shores is still the most affordable coastal community in the country and that's a big reason why a lot of baby boomers are retiring in Ocean Shores and numerous people move here to work, play and buy their vacation getaways. Now is the best time to buy in Ocean Shores!

Only 11 Homes sold in December. Average selling price was $199,286. The cheapest one was $123,750 and the most expensive was a new bay front home coming in at $376,000.

December Vacant Lot Sales

11 Lots sold in December. Average selling price was $17,127. The cheapest one was unloaded for only $10,000 and the most expensive was only $33,000.

December Condo Sales
3 Condos sold in December for an average sales price of $80,000 even. The new Short Sale pricing going on at the Dreamscape Condos down at the North Jetty has really drawn a lot of interest from buyers making crazy offers that the bank has been accepting. Get in while you can!

Razor Clam Festival & Chowder Cook-Off

March 27, 2010

Celebrating the natural bounty of "Coastal Living," this annual event kicks off Friday evening with a coronation dance honoring the Clam King & Queen. Saturday from 8 a.m. to 6 p.m., features a pancake breakfast, artisan marketplace, children's activities, live entertainment, dancing, cultural exhibits and the highly anticipated Clam Chowder Cook-Off. Come and cast your vote for the best professional & non-professional chowder on the Beach.

Razor Clam Dig Coming Up!
After a stormy New Year's opener, razor clam diggers will get another chance to hit the beach for a five-day opening scheduled to begin Jan. 27 if marine toxin tests show the clams are safe to eat. The Washington Department of Fish and Wildlife (WDFW) also announced tentative plans for a razor-clam dig in late February, pending the results of another round of marine toxin tests.

For the dig planned this month, Long Beach and Twin Harbors are tentatively scheduled to open on evening tides Jan. 27-31, with digs also planned at Copalis and Mocrocks beaches Jan. 29-31. In addition, the National Park Service has scheduled a two-day dig Jan. 30-31 at Olympic National Park's Kalaloch beach to coincide with those at the other beaches. Digging at all five beaches will be restricted to the hours between noon and midnight.

Digging days and tides for Ocean Shores are:

  • Friday, Jan. 29, (5:58 p.m., -1.5 ft.) Long Beach, Twin Harbors, Copalis, Mocrocks
  • Saturday, Jan. 30, (6:41 p.m., -1.5 ft.) Long Beach, Twin Harbors, Copalis, Mocrocks, Kalaloch
  • Sunday, Jan. 31, (7:23 p.m., -1.2 ft.) Long Beach, Twin Harbors, Copalis, Mocrocks, Kalaloch

    A license is required for anyone age 15 or older. Any 2009 annual shellfish/seaweed license or combination fishing license is still valid. Another option is a razor-clam only license available in annual or three-day only versions. Descriptions of the various options are available on the WDFW website at https://fishhunt.dfw.wa.gov.

    Beaches scheduled to open are:
    • Long Beach, which extends from the Columbia River to Leadbetter Point.
    • Twin Harbors Beach, which extends from the mouth of Willapa Bay north to the south jetty at the mouth of Grays Harbor.
    • Copalis Beach, which extends from the Grays Harbor north jetty to the Copalis River, and includes the Copalis, Ocean Shores, Oyhut, Ocean City and Copalis areas.
    • Mocrocks Beach, which extends from the Copalis River to the southern boundary of the Quinault Reservation near the Moclips River, including Iron Springs, Roosevelt Beach, Pacific Beach and Moclips.
    • Kalaloch Beach, which extends from the South Beach Campground to Brown's Point (just south of Beach Trail 3) in the Olympic National Park.

    In addition, WDFW has tentatively scheduled a late-February dig on the following dates and locations:

    • Friday, Feb. 26, (4:49 p.m., -0.7) Twin Harbors, Copalis, Mocrocks
    • Saturday, Feb. 27, (5:34 p.m., -0.9) Long Beach, Twin Harbors, Copalis, Mocrocks, Kalaloch
    • Sunday, Feb. 28, (6:16 p.m., -0.8) Long Beach, Twin Harbors, Copalis, Mocrock, Kalaloch

    Beach Updates
    Top Stories of 2009

    Not much happens out here at the beach, but a few events have managed to make headlines so far this year...

    * January brought over 6 inches of that white stuff to the beach. It's pretty rare and very cool to see snow covering our sandy beaches as waves crash onto them. Pretty cool to go surfing in the snow too!

    * March was a special month as Ocean Shores had its first bank robbery ever! The crazy gal took a few hundred bucks, drove a few hundred feet, then called 911 and turned herself in... I guess it's a good thing that the thieves out here aren't that bright. The bad news is that in less than 3 years, she'll be back...

    * After three long years of repaving all the streets in Ocean Shores to get rid of all the potholes, etc., the City Council decided to reduce most of the speed limits throughout the city for no good reason whatsoever.

    * The only doctor's office in town shut down. Some say the 30 minute drive to Hoquiam to see a doctor is a lot quicker and less inconvient than the extra 3 hour wait it used to take in the old Coastal Family Medicine office though...

    * The city restocked the lakes & canals with grass carp in hopes that the slimy buggers will eat all the weeds...

    * The second best meatball in America is in Ocean Shores as Sandy Blessing's "Italian Meatball Tortes" took second place in the Taste of Home America's Best Loved Recipes Contest....

    * For the first time in a few years, there were no significant fires in the dunes during the 4th of July celebration this year after discussions of shutting down fireworks usage on the beach.

    * Ocean Shores got some real suds as the Elk Head Tap Room opened up to much delight this year. Bottoms up.

    * The new supersized fire station recently opened on Point Brown Avenue.

    * In December, the mighty 4-Way Stop Signs finally came down in the City Center as the new Roundabout finally came to life. The roundabout is actually pretty cool and will be a huge relief once everyone learns how to property drive a roundabout... If you don't know how, click "HERE".

    Ocean Shores Real Estate Update

    Sales slowed down a little bit during November, but really not as bad as some people thought that they would have. The new and improved and extended tax credit actually seems to be helping things along. On a positive note, condo sales are up at the beach this month to their highest level all year. Positive news from the national level seems to be rubbing off a little bit too. Next month, I'll have a 2009 year in review.

    October Home Sales

    Home sales dipped for the first time in five months as only 16 homes sold in November - down from 24 houses that sold in October. Average price was $160,673 - up from $148,270 for last month. There are currently 23 homes pending in Ocean Shores right now - down from 25 homes pending last month.

    There's only 179 homes on the market versus 202 last month and 215 in September. Home inventory is still shrinking which should increase prices. Average price for a single family home is $237,289 - up from $225,552 last month.

    October Vacant Lot Sales
    9 Lots sold in November - down from 11 sold in October. Average selling price was $30,378. The cheapest one was $14,500 and the most expensive was a lake lot coming in at $90,000. Average time on the market for sold lots was 349 days - up from 260 days last month. Two of the lots that sold were on the market for over 1,000 days. There are currently 9 lots that are pending around town... There's 493 lots on the market right now - down from 528 lots in October.

    October Condo Sales
    Condo sales were huge in the month of November - mainly due to the new Short Sale pricing going on at the Dreamscape Condos down at the North Jetty. Six condos closed during November at the beach. Average price was $135,653 - up from $117,750 last month and up from $88,833 in September. Still good news in condo sales is that there are currently 6 of them pending right now - up from 4 pending last month. Condos look to be selling again at the beach! There are 88 condos on the market - down from 97 last month.

    Razor Clam Dig on New Years Eve!
    Clam diggers have got the go-ahead to proceed with an evening razor-clam dig starting Thursday, December 31st. Don't forget to bring a flashlight!
    Digs at all beaches will be held on evening tides, with digging restricted to the hours between noon and midnight.
    Dan Ayres, WDFW coastal shellfish manager, advises clam diggers to check weather and surf forecasts before heading out.
    Harvesters are allowed to take no more than 15 razor clams and must keep the first 15 they dig, regardless of size or condition. Each digger's clams must be kept in a separate container.

    Digging days and tides are:
    Thursday, Dec. 31 (6:16 p.m. -1.1 ft.) Long Beach, Twin Harbors, Copalis, Mocrocks, Kalaloch
    Friday, Jan. 1 (7:01 p.m. -1.8 ft.) Long Beach, Twin Harbors, Copalis, Mocrocks, Kalaloch
    Saturday, Jan. 2 (7:45 p.m. -1.6 ft.) Long Beach, Twin Harbors, Copalis, Mocrocks

    Razor Clam Logo Contest
    If this is your cup of chowder, the Ocean Shores Chamber of Commerce is having a new logo contest for the 2010 Razor Clam Festival. Entries will be accepted until December 31st, and can be mailed to PO Box 382, OS or dropped at the Chamber's office located at 873 Pt Brown Ave NW.     Beach Updates

    Vertical rain, 70 mph wind and 30-foot swells don't sound much like visitor attractions, but Washington coast storm watching is the thing to do out here on the beach during the winter months. I think I said the same thing last year, but this is the time of the year out here on the beach that can be really cool! Last weekend, there were hundreds of people visiting just to check out the monster waves hitting the North Jetty and all the beaches for that matter. Dozens of ferocious storms typically batter our coast between November and March. January and February traditionally deliver the most wicked weather. The wintertime storms in Ocean Shores are awesome to watch and experience. Watching Mother Nature do her thing is truly a spectacular site. If you can, make your way down to the North Jetty next time we get a good winter storm. This is really one of my favorite times of the year out here on the beach.

    Roundabout / Traffic Updates

    Well, it's finally starting to look like a roundabout at the intersection of Chance A La Mer & Point Brown Avenue, but it's still a huge mess that was supposed to have been completed by now. I'd give it another month before they're done. Avoid it if you can. When they finally do complete it, be aware of drivers looking all around like they're scared to enter - those will be the ones causing the wrecks, etc. The Washington State Department of Licensing has a website dedicated to showing people how to actually drive in a roundabout if you can believe that. Click "HERE." If you know someone who can't drive well (like most people who live out here), please share this link with them...

    Ocean Shores Real Estate Update

    It's been pretty steady out here on the beach. A lot of homes closed in October as a result of a really busy August/September. Sales will slow down now as the rain season hits. The bigger news is on the state/national level in which sales are still strong and new additional incentives have been put on the table to entice buyers to buy now.

    Great News for Washington Homebuyers!

    President Obama recently signed the Worker, Homeownership, and Business Assistance Act of 2009 that greatly expands the First Time Homebuyer Tax Credit by making more first time homebuyers eligible for the credit and now includes homebuyers that are not first time homebuyers. The new law has extended the tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence. It also authorized a tax credit of up to $6,500 for qualified repeat home buyers.

    First Time Homebuyers
    The current law is extended until April 30, 2010. Buyers have until that date to have a signed purchase agreement. There is an additional 60 day grace period to complete the financing. More first time homebuyers are eligible because the new law raises the annual income limits from $75,000 to $125,000 for singles and from $150,000 to $225,000 for married couples.

    Current Home Owners
    Over 60 percent of current home owners will be eligible for a tax credit of up to $6,500 if they purchase a home by April 30, 2010. These homebuyers must have lived in their home for five consecutive years over the previous eight years to qualify. Qualified homebuyers can get the credit if they purchase a home for $800,000 or less as their primary residence between November 7, 2009 and April 30, 2010. The income limits are the same as the First Time Homebuyer listed above.

    Here's the I.R.S. rules regarding the new law

    This new law seems like it could also apply to a large number of buyers looking to buy a getaway home or condo at the beach that would be willing to call their new condo or home their primary residence and then possibly use their current home as their second home. But before we get too carried away, please contact your accountant or CPA for advice about this... then call me.

    October Home Sales

    Sales jumped big time in October and this is the fourth straight month in a row that we've seen an increase in home sales at the beach. 24 houses sold in October, compared to 16 houses in September. Average sales price dipped down to $148,270 (factor in 7 fixers that were unloaded for under $90,000 each). There are currently 25 homes pending in Ocean Shores right now - down from 39 homes pending last month. Sales will slow down now a little bit as they usually do during the winter.

    There's only 202 homes on the market right versus 215 homes on the market last month. Home inventory is still shrinking which will likely cause prices to start creeping up. Average price is $225,552.

    October Vacant Lot Sales
    11 Lot sold in October. 11 sold in September too. Average selling price was $37,091. The cheapest one was $16,000 and the most expensive was $79,900. Average time on the market was only 260 days (up from 209 last month). There are currently 11 lots that are pending around town... There's 528 lots on the market right now versus 551 lots on the market this time last month.

    October Condo Sales
    Two condos closed during October at the beach which is a dip in sales from 2 sold last month. Average price was $117,750 up from $88,833 in September. Still good news in condo sales is that there are currently 4 of them pending right now. There are 97 condos on the market in Ocean Shores right now.

    Dreamscape Condos - Only twelve units are left and are now being offered as Short Sales ~ meaning that the owners are now offering them for less than what is owed to the bank. This is a great opportunity that will not last. "Here's More Info."

    Clam diggers got the go-ahead to proceed with an evening razor-clam dig starting Saturday, Nov. 14. Tentative dates have also been announced for upcoming digs in December and January.

    Digs at all beaches will be held on evening tides, with digging restricted to the hours between noon and midnight. The National Park Service approved the one-day dig at Kalaloch Beach, located within Olympic National Park, to coincide with those at the other beaches.

    Dan Ayres, WDFW coastal shellfish manager, advises clam diggers to check weather and surf forecasts before heading out.
    "With the rough weather we had during the last opener, digging dropped off significantly as people played it safe," Ayres said. "On the plus side, there's likely enough clams remaining in the quota to offer more digs later."

    Harvesters are allowed to take no more than 15 razor clams and must keep the first 15 they dig, regardless of size or condition. Each digger's clams must be kept in a separate container.

    Razor Clam Logo Contest

    Beach Updates

    This town is still construction nuts! Do yourself a favor and stay off Point Brown Avenue until at least November now. For the most part, downtown is still ripped up as the city is having all the roads repaved and the roundabout construction is also underway. It's still really crazy. Other than that things are still pretty hoping at the beach even though the tourist season is over. The weekends lately have been particular busy with folks visiting and looking at getaway/retirement. This coming weekend should be very busy as the Razor Clam season gets underway. If you've never dug or ate a razor clam, you're missing out. Trust me. It took me a few years to give it a shot and now I just can't get enough... But don't tell any game wardens that I said that....

    Ocean Shores Real Estate Update

    It's been really busy. Buyers are buying! August showed three straight months of improving home sales at the beach. September has flattening out as residential sales remained the same as August. What we are seeing is that people with money, who held back when the economy was on the brink, are starting to buy. Smart money is buying real estate again at what many see at the bottom and capitalizing on the best mortgage rates in decades.

    September Home Sales

    Sales continue to climb out of the gutter at the beach for the third straight month in a row. 16 houses sold in September. Average sales price nudged up to $166,100 (up from $150,688 in August). 21 homes went pending during September. There are currently 39 homes pending in Ocean Shores right now.

    There's only 215 homes on the market right now versus 253 in July. Home inventory is still shrinking and sales are still happening. Average price is $231,012.

    September Vacant Lot Sales
    11 Lot sold in September (down from 13 in August for an average selling price of $32,527. The cheapest one was $8,500 and the most expensive was $80,000. Average time on the market was only 209 days. There are currently 12 lots that are pending around town... There's 551 lots on the market right now.

    September Condo Sales
    Three condos closed during September at the beach. Average price was $88,833. The big news in condo sales is that there are currently 6 of them pending (including two at the Dreamscape Condos). That's a huge jump! There are 107 condos on the market in Ocean Shores right now.

Only twelve units are left and are now being offered as Short Sales ~ meaning that the owners are now offering them for less than what is owed to the bank.     The first razor-clam dig of the fall season will get under way Oct. 16 if marine toxin tests show the clams are safe to eat, the Washington Department of Fish and Wildlife (WDFW) announced today. Additional digging opportunities are scheduled through Jan. 3.

    Evening digs are tentatively planned at Twin Harbors (Oct. 16-19); Long Beach and Copalis (Oct. 16, 17 and 18); and Mocrocks and Kalaloch Beach (Oct. 17 and18). Digging at all beaches will be restricted to the hours between noon and midnight. "The results of our 2009 summer stock assessment show that Long Beach, Twin Harbors and Kalaloch Beach have had an increase in their total allowable catch, while Copalis and Mocrocks are about the same," said Dan Ayres, WDFW coastal shellfish manager. "This is great news for Kalaloch, which will have harvest opportunities for the first time since spring 2007."

    The Pacific razor clam (Siliqua patula) is an exceptionally meaty shellfish which ranges from California to Alaska. It is abundant on surf-pounded ocean beaches, but also occurs in sheltered areas along the coast. Limited diving observations have indicated some adult razor clams (S.patula) offshore for up to one-half mile. Razor clams dredged in water deeper than 30 feet, although similar to the beach clam, are a different species (Siliqua sloati).

    In Washington waters, the razor clam grows to a maximum length of six inches, although they are seldom found. Clams seven inches long have been recorded, but are very rare. The life expectancy for Washington clams is five years. Again, there are exceptions, but razor clams suffer from a high degree of mortality due to predation by Dungeness crabs, shore birds, numerous species of fish and of course thousands of clam diggers. A disease was also discovered in the early 1980's that caused mass mortalities of large numbers of clams. It is unknown how long this disease has affected clam populations. In contrast, razor clams found in Alaska may grow to eleven inches in length and live to be 15 years old, due to colder water temperatures and slower growth rates.

    Razor clams are found primarily on the intertidal coastal beaches (those that are exposed at low tide) from a +3 foot level to a -2 foot tide level. The Washington Department of Fish and Wildlife (WDFW) divides the harvest areas into five major management zones (see map):

    Grab your clam guns, shovels and rubber boots. The state Department of Fish & Wildlife has announced that the first razor clam dig of the season will be the weekend of Oct. 16, if marine toxins test show the clams are safe to eat, according to Dan Ayres, a coastal shellfish manager.

    Evening digs are tentatively planned at Twin Harbors near Westport Oct. 16-19, Long Beach and Copalis Oct. 16-18, and Mocrocks (north of Ocean Shores) and Kalaloch on Oct. 17 and 18. Digging at all beaches must be done between the hours of noon and midnight.

    More digs will be scheduled in the coming months, and Fish & Wildlife officials are expecting several, as preliminary stock assessments show an increased number of clams of harvestable size on four of five beaches, Ayres said. The department is also tentatively scheduling four digs around the New Year's Eve holiday through Jan. 3. Ayres said the 2009 summer stock assessment revealed there are about 3.5 million clams of harvestable size and that could mean an extended clam digging season into 2010.

    "We're pleased to be able to offer folks several opportunities to dig clams on the low tides around New Year's, which is a very popular time."

    The best time to start digging is an hour or two before low tide, said Ayres, adding diggers should check the weather and surf conditions before heading out.

    Olympic National Park Superintendent Karen Gustin recommends diggers take extra precautions for evening digs at Kalaloch because of weather conditions in the area.

    "Kalaloch is considerably more remote than the other beaches, and visitors should be prepared for primitive conditions. With no street lights or lighted buildings, flashlights or lanterns are necessary."


    Olympic National Park officials are also planning a public meeting in Forks from 7 p.m. to 8:30 p.m. on Wednesday, Oct. 7, to discuss razor clam populations at Kalaloch Beach. The meeting will be held at the state Department of Natural Resources conference room, 411 Tillicum Lake, near Tillicum Park.
