Deed for Lease Program

Fannie Mae to Allow Borrowers to Lease Homes.

Some homeowners who face foreclosure may be able to stay as tenants in their houses for the time being, even if they forfeit ownership, under a program announced on Thursday by Fannie Mae.

Under the program, called Deed for Lease, those owners who qualify would be able to remain in their residences by signing a lease voluntarily transferring the property deed back to the lender. Fannie Mae said the program could help thousands of defaulting homeowners stay in their houses for at least another 12 months.

Bullet Points On Expanding The First-Time Home Buyer Tax Credit

It has NOT been written into law as of yet.

I understand it and as it is being reported.

A measure to extend and expand the first-time home buyer tax credit won Senate approval Wednesday
The new credit still must pass through the House, that would send it to President Barack Obama signature into law
new tax credit would extend the existing credit for first-time homebuyers up to $8,000
new credit up to $6,500 for some existing homeowners that have owned their home for at least 5 years
new credit would apply to contracts entered into through April 30, 2010 and closed before July 1, 2010. A home buyer must have a sale agreement in hand by April 30 and close escrow by June 30, 2010.
The new rule also raises the qualifying income limits up to $125,000 for single taxpayers and $250,000 for joint
The maximum allowed home purchase price would be $800,000
Military personnel, deployed overseas for a minimum of 90 days in 2008 or 2009, would have until April 30, 2011 to claim the tax credit.

Lets see what happens.

Difference between a Cold and H1N1 Flu Symptoms

Know the Difference between a Cold and H1N1 Flu Symptoms:

Symptom	Cold	H1N1 Flu
Fever	Fever is rare with a cold.	Fever is usually present with the flu in up to 80% of all flu cases. A temperature of 100°F or higher for 3 to 4 days is associated with the H1N1 flu.
Coughing	A hacking, productive (mucus- producing) cough is often present with a cold.	A non-productive (non-mucus producing) cough is usually present with the H1N1 flu (sometimes referred to as dry cough)..
Aches	Slight body aches and pains can be part of a cold.	Severe aches and pains are common with the H1N1 flu.
Stuffy Nose	Stuffy nose is commonly present with a cold and typically resolves spontaneously within a week.	Stuffy nose is not commonly present with the H1N1 flu.
Chills	Chills are uncommon with a cold.	60% of people who have the H1N1 flu experience chills.
Tiredness	Tiredness is fairly mild with a cold.	Tiredness is moderate to severe with the H1N1 flu.
Sneezing	Sneezing is commonly present with a cold.	Sneezing is not common with the H1N1 flu.
Sudden Symptoms	Cold symptoms tend to develop over a few days.	The H1N1 flu has a rapid onset within 3-6 hours. The flu hits hard and includes sudden symptoms like high fever, aches and pains.
Headache	A headache is fairly uncommon with a cold.	A headache is very common with the H1N1 flu, present in 80% of flu cases.
Sore Throat	Sore throat is commonly present with a cold.	Sore throat is not commonly present with the H1N1 flu.
Chest Discomfort	Chest discomfort is mild to moderate with a cold.	Chest discomfort is often severe with the H1N1 flu.

The only way to stop the spread of the epidemic is to spread the awareness.

Hello Neighbor!

We would like to introduce ourselves. Our names are Jeff and Heather Rickert. We have personally invested in real estate since 2000 and, as realtors®, we specialize in two distinct areas. One area of specialty is the Poconos of Pennsylvania, where we help buyers and sellers of investment properties and vacation homes. Our other area of expertise is the Souderton and North Penn School Districts, including Harleysville, Skippack, Lederach and the Borough of Souderton.

We have been residents of Arrowhead Lake (Monroe County, PA) since 2001. We are natives of the Souderton and North Penn School District since 1993. We have resided on Morris Road. Jeff has been and active memberof the Harleysville Community Fire Co. since 1995 and has been the Deputy Emergency Operations Coordinator for Lower Salford Township since 2002 as well as Fire Marshall of Lower Salford Township since 2006. Heather keeps busy by raising our 3 adopted children. She also volunteers for the Hands Across the District at Oak Ridge Elementary School and Souderton Area High School.

2007 was our first year with Keller Williams. We received rookie of the year in our office.

2008 was a great year for us. Our 2008 awards we received were: 2nd in Sales Volume Closed Buyers Side, 3rd Listings Volume Closed Sellers Side, 1st Buyers Sales, 1st Listings Taken, 2nd Closed Units. In Addition Heather received Most Driven Award in our office of 72 agents. Internationally we received The International Bronze Award.

New Resort Certification to Serve Growing Second-Home and Resort Market

To better serve the growing second-home and resort real estate sector, a new certification for REALTORS® called the Resort and Second-Home Property Specialist (RSPS) is now offered by the National Association of REALTORS®. This certification program was launched in January 2006.

According to an NAR survey, more than 140,000 REALTORS® currently work in resort area and second home markets.

"The RSPS certification program recognizes the vitality of the second home market," said Dennis Johnson, 2007 chair of the NAR Resort & Second-Home Committee. "Serving the resort and vacation real estate market has come of age at a time when the second home market has never been stronger and savvy buyers increasingly demand the expertise of a real estate professional with proven knowledge of resort and second-home market conditions."

The program consists of two core courses and two electives. REALTORS® or consumers interested in learning more about the program may log on to www.Realtor.org/Resort or contact NAR Resort Specialties at 800/874-6500, Ext. 8393.

An NAR study of second-home buyers showed substantial growth in the second-home market. The study indicated that investment property and vacation homes make up a significant portion of the overall housing market, accounting for more than one-third of residential transactions. Acquiring a second home has grown in popularity over the last 10 years and in particular since 2003. Sales of second homes increased 16 percent in 2004 from the year before. NAR also estimates in a study of second-home owners that the typical vacation-home owner is 59 years old, while the median age of the investment property owner is 55.
