What is home staging? Home Staging is many thing but mostly it's marketing.

Successful staging is using marketing and decorating techniques to create an environment that buyers want. When you put your house on the market, it becomes a commodity or product. For a product to sell, it has to be successfully marketed and packaged. The "packaging" element is where Home Staging Design Pros comes in. We want to create emotional connection points throughout the house so the buyers feel at home. We want them to think, "This is it. This is the one." So, what does "feeling home" look like? It's a combination of many things...

1. First Impressions - Room by room we will walk through and take note of our first impressions. What grabs us, what glares at us, and what gives to us a feeling of home?

2. Eliminating Clutter - We will start packing things away in order to create a more open and spacious feel. People buy square footage.

3. Emphasizing the Positives and Downplaying the Negatives - Finding the natural focal points, we will emphasize what we love about the room and hide or detract from the negative aspects.

4. Lighten Up - Focusing on lighting and color, we make each room into a bright, warm, and inviting space that buyers can respond to.

5. Home Buyers Appeal - In order for a buyer to feel at home, they need not be reminded of this being someone else's home. We'll therefore "de-personalize" the space while retaining its warmth.

6. Odors/Cleaning/Repairs - The "dirty work" is sometimes overlooked because you've lived here for so long. Let's get rid of the buyers' mental "repair list" by doing it ourselves.

7. Modernizing - We will update the style so the buyers feel they are getting the latest and greatest.

8. Emotional Connection Points - We want to create the "WOW" factor. This is a huge focus for our strategy. We build these connection points so the buyers subconsciously desire this house.

Pets can be a valued addition to any family but they can also be a distraction in the mind of buyers when touring a home. Eliminate any distractions by follow the steps below.

"Here Kitty Kitty"

Who doesn't love the sound of a cat purring in your ear? So soft, so fluffy....so SMELLY! Well, not always, but cat odors can be a big problem for home sellers. As cat owners ourselves (or "captors" as most felines would put it) we know just how stinky kitty can be sometime. For a home seller this issue can mean the difference between a buyer that stays and looks and one that runs for the door. So check out our 10 tips to make your home kitty friendly to buyers.

1. On days that you know your home is going to be shown consider taking kitty for a car ride. Cats become well accustomed to being in the car and most actually will enjoy the ride. (Note: Do NOT leave your pet in the car unattended. Especially during warm to hot days. Cats can overheat and suffer brain damage or death if left in the car. Dogs too!)

The Clock Starts Ticking at the Curb

Tip #2 Curb Appeal:

Many times curb appeal is at the top of our list because it literally is the first impression. This first impression is all-important because it sets the tone for the way the buyer will view the rest of the house. The clock starts ticking at the curb and within fifteen seconds the buyer will develop an attitude toward your house, either positive or negative. Then the buyer will be looking to reinforce their positive or negative initial impression throughout the rest of the home tour. By making the first impression a positive one, the buyer will seek other positive aspects of the home to reinforce their initial impression.

A great exercise is to stand in front of your home with critical "buyers eyes" and write down everything that comes to mind. It is always difficult for any home seller to see all the shortfalls of their own home yet it is critical in the success of the sale. To help you in this task ask trusted friends, neighbors, and family what they see when standing in front of your home. Ask them to be brutally honest, or invite them to write down their comments and put them in a hat to be pulled out only after everyone has commented.

We are victims of our own perception. We are always telling folks to stage a vacant home for obvious reasons.

It’s difficult for most people to visualize space relationships without references to go by. Empty spaces just look smaller then they really are.

Some time ago we downsized from a 3/2.5 single family home in Collage Park to a 2/2 in a high rise on Lake Eola in downtown Orlando. Prior to moving day we thought the rooms were not going to accommodate our décor due to their small size. We were very pleasantly surprised to find out the space was not nearly as small as it looked.

Turns out the living room in the high rise is bigger than in the house. We fell victim to our own perception.

Space can be deceiving even to people that work with it on a daily bases. Help people see the space for what it can be not what it is. A vacant home will always benefit from even sparse accoutrement.

Staging clears away the misperceptions of space relationships and helps people see the possibilities.
