The current home to the Portland Sea Dogs, AA-affiliate of the Boston Red Sox, opened it doors April 18, 1994, when the Sea Dogs, then an affiliate of the Florida Marlins, played host to the Albany-Colonie Yankees, losing 7-6.

With the Sea Dogs now an affiliate of the Boston Red Sox since the 2003 season, Hadlock Field has been transformed into a mini-Fenway Park of sorts. Switch out the Green Monster (240 feet long and 37 feet tall) for the "Maine Monster" a replica which stands equally at 37 feet tall and 160 feet long. The only thing missing....the Maine Monster is an electronic scoreboard and made of wood, unlike the Green Monster's hard plastic/metal finish and manually operated features. Add to "Maine Monster" a smaller version of the Citgo sign and replica Coke bottles and you have yourself a mini-Fenway Park right here in Portland, Maine. The park also features one of only two elevated bullpens in Minor League Baseball.

To add a bit of Maine flavor to the games, Hadlock Field features a Lighthouse that rises from centerfield when the Sea Dogs hit a home run or win the game. In between innings there are a number of games featuring local businesses with one favorite being the Lobster Toss, where contestants try to catch plastic lobsters thrown into the air with lobster traps. Off the field, the management has added more Red Sox flavor, naming their sky boxes behind the stands after Red Sox greats, like Carl Yastrzemski and Ted Williams.

Each year from April to September, the crowds in Portland have continued to support their Sea Dogs, as Hadlock Field has had six major renovations to bring the capacity from 6,000 in 1994, to just under 7,400 today, and many game are sold out throughout the season...and not just on Bobblehead nights!

Make your way to Hadlock Field to catch a Sea Dogs game. You might just catch a foul ball, or better yet a soon to be Major League All-Star. Go Sea Dogs!

I Love Portland Maine.com - Gulf of Maine Research Institute

I had the wonderful opportunity today as part of community volunteer work that I do, to be exposed to the amazing work done by the Gulf of Maine Research Institute (GMRI). GMRI located at 350 Commercial St, Portland, is a non-profit marine science center that studies the Gulf of Maine bioregion with the ultimate goal "to position the Gulf of Maine community to emerge at the forefront of a new era of maritime innovation". Each and every day the staff of Gulf of Maine Research Institute interacts with those in the field (fisherman, environmentalists) to gather information. In the community, GMRI educates young students and the public, and encourages them to learn about the fishing practices, impacts on the world around us, and how we can improve upon the challenges faced in the fishing industry. What a wonderful location on the working waterfront in Portland, and to know the excellent work, research, and further education that continues each day. Greater Portland Absorption Rates

Interesting what the absorption rates of local communities around Greater Portland can tell us about what is selling in the market place these days.

Below I have outlined by community at various price points the absorption rates (the rate at which it would take the market to "absorb" or sell all current inventory at the current rate of sales given that no new inventory is listed).

Absorption rates showing a supply of 6 months of inventory notes a balanced market. Above 6 months notes a buyers advantage. Below 6 months notes a sellers advantage. Not surprisingly, the absorption rates signal that under $250k in most communities is where the properties are selling most often.

Note: This table calculates the sales over the past 6 months (September '08 - February '09), divides by 6 to calculate the number of sales per month. The Current listings on the market are then divded by the sales per month to come to the values below per price point for Single Family Property.
