Hall County Spout Springs Public Library

The Hall County Spout Springs Library, located at the main entrance to Sterling on the Lake, opened in spring of 2008. The entire facility is Wi-Fi, so grab your laptop and find a quiet cozy corner to work or study. The library’s outstanding amenities include a meeting room equipped with two wall mounted LCD screens and a ceiling mounted projector, children's story-time and puppet room, 3 private study areas, 47 public access computer terminals, 3 self-check out machines, private teen area, outdoor screened patio, born learning walking trail and a cozy reading area with fireplace. They also host weekly events and activities for people of all ages to enjoy. Hello Friends and Colleagues,
With tax season here, I thought this would be a great e-mail to send to your clients who have or are thinking about purchasing rental properties. Let them know they may be eligible for a number of tax write-offs by claiming the following deductions on a Schedule E. Always keeping strict records of expenses can save thousands.

Advertising Costs,

  1. The money you spent on advertising your rental property can be written off.
  2. Travel

  3. The costs of traveling to your rental property for business reasons can be written off.
  4. Repairs

  5. The cost of repairs can be written off in the year that you made them. The cost of improvements to your rental property must be depreciated (or deducted over several years).
  6. Cleaning Expenses

  7. Expenses related to the cleaning of your rental property can be written off.
  8. Other Tax Write-Offs

  9. Other tax write offs include yard maintenance, rent you paid on the property, utilities, supplies, attorney fees, property taxes, insurance and homeowner fees.

What is Tenant Representation??? = $$$

You may have heard of some agents in other parts of the country
receiving five and six-figure referral checks. And I wish I could
teach you how to do that. Maybe next year. What I can teach you is how
to get an extra $1000, $2000 and maybe even three or four for just
educating people about a free service, that they do not know about,
but they need.

Why tenant representation? Because most of you do not know any
commercial building owners, investors or landlords. However, you do
know lots and lots of folks who work in commercial buildings. You may
not realize it, but most companies do not own, but in fact, lease
commercial space. And every 3 to 5 years. They have a lease expiring,
and they have to make a decision of whether to move to a new location
or renew their current lease. And with absolutely no; current market
data, access to the full inventory of available properties, legal
counsel or professional guidance they sign whatever leases put in
front of them.

You already know how this works. As a residential agent, how many
times have you explained buyers representation to people? Well, this
is the exact same thing but for commercial tenants. With very similar
myths misunderstandings about a service every one should be using.
Look, no one is out there pursuing these clients, so they don't even
realize tenant representation is available and free to them. So if you
don't tell them who will?
