I was doing a little research and came across this craigslist ad...I will not post names! This guy actually posted this ad:

This is what is wrong with the mortgage industry and makes my job that much tougher OR easier depending on how you look at things. When I go up against mortgage loan officers as such, I can blow them away. But, people like this give our profession a bad name.

Why, you may ask initially?

"Please take a moment to explain briefly"...what ever happened to building trust, taking time with a client to accomplish their true goals. Are all mortgages simply a "rate"? Or are their any other goals? I certainly don't want the client that rate is ALL they care about and my services are merely "pushing paper" in their eyes. I hope I am more valuable than that, as there are a lot of people out there who truly need help, truly need someone to analyze their situation and make sure they are in the best program possible. Someone who can call me for financial advice in the future, respect what I have done, and truly feel I have helped them. I think I do that, as my testimonials reflect that. However, I cannot stand when Loan Officers make us all lok bad by merely quoting rates off of a 5 minute conversation of generalization and categoration.

If someone truly would like an analyzation of their finances and to discuss their short and long term goals, call me. If you want a rate quote from a stranger looking to make a few bucks, this guy can help you!

100% Financing Alternative for Home Buyers

I just wanted to let you know of another alternative to FHA Financing and your straight Conventional 95% loans. FHA, VHA, USDA, and Conventional are usually your best programs when purchasing a home. You don't have to know anything about these programs, but what is generally important to the consumer is that these are available with fixed terms, your percent down of 0% in rural areas, 3.5%FHA and 5% Conventional and that they have the best rates.

A new Alternatie program that we have that has just rolled out is a 1st Mortgage at 95% with a 5% second mortgage to 100%. The best benefit is that there is no down payment. The difference between this program and the others mentioned is that your rate will be slightly higher thus your payment as well. Of course we can work with you on that, as you may just have to lower your initial price range.

I encourage that if you do have down payment funds, or gift funds, than use them. Putting funds down offers you the best programs! If you do not, but you are a solid borrower, this is a nice alternative for you!

Reminder: Minnesota Homes Require Carbon Monoxide Detectors

This Law was passed this past year, but I know there are procrastinators out there! I just wanted to remind everyone, including myself of this important law. I have family that was affected by Carbon Monoxide, and thankfully they are alive!

1.1 MN Statute 299F.50

Minnesota Statute 299F.50 requires approved carbon monoxide (CO) alarms in all

single family homes and multifamily apartment units with effective dates as

follows:

• All new construction single family homes and multi-family dwellings

where building permits were issued on or after January 1, 2007.

• All existing single family homes effective August 1, 2008.

• All existing multi-family or apartment dwelling units effective August 1,

2009.
