Future Fannie Mae Backed Home Loans

  • Foreclosure- 5 years before you can get another Fannie Mae backed home loan on your primary residence and 7 years if it is a second home
  • Short Sale - after 2 years a short sale.

Credit Score

  • Foreclosure- 250 to 300 point FICO drop and will affect the score for 3 years
  • Short Sale- 50 point drop and only any late payments will be reported. Otherwise will show paid as negotiated

Credit History

  • Foreclosure - becomes public record and remains on credit report for 10 years
  • Short sale- is not reported as a short sale. Typically it is reported as"paid in full / settled"

Employment

Security Clearance-

  • Foreclosure- can affect a security clearance for many including police and military

I am not delinquent what are my options selling in this market? As a realtor in Arizona, this is a question as a realtor I get all the time. My property is worth 50% less than I owe on it. Do I have any options for selling? YES! Yes, you always have options. You just need to educate yourself and make an informed decision. One of the biggest myths in this real estate market is the loan has to be delinquent for a short sale. YOU DO NOT HAVE TO BE DELINQUENT ON YOUR MORTGAGE TO DO A SHORT SALE. You only need the right realtor. Short sale your home and buy the one down the street, same model, bigger lot, and upgraded kitchen for half price. You can even get a FHA loan if you short sale and have not been delinquent on the mortgage. Please be mindful that not all realtors are opened to this concept and your results will vary depending on your lender. AND as always we recommend that you consult your real estate attorney and tax attorney.
