Dear Seller, Why I turned down your listing today...

Today's appointment was to take a new townhome listing not far from my office. I love the listing appointments that I can sell over the phone. With the "spring buying season" just around the corner, I don't want to waste any time. Let's get it on the market now!

It was a prior expired which I chalked up to minimal marketing and less than favorable photographs in the slower time of season. When I asked the seller what the feedback was I only received a "well they liked it but they never said why they didn't buy it".

Being that I prefer to take photos midday for lighting reasons, the seller left the key and signed paperwork under the mat for me. I was amped when I walked in then.. .

I think I know why your home hasn't sold.

You asked me to come later in the week because you wanted time to "clean up". Why is there dried food on the table? an empty pizza box on the counter? Have you ever wiped down your counters before? why papers, books, etc strewn throughout? Do you own a vacuum? I know that accidents happen, but when you poured Coca Cola down your walls every few feet, did you ever consider wiping it up or are you going for an abstract art thing? If I used a paper towel to turn on and off lights because every switch plate was disgusting, what do you think buyers would say? Are those dirty fingerprints on every wall or is this a CSI lab? I opened one of your kitchen cabinets to move whatever was causing it to not close and it looks like you crushed a sleeve of Saltines and poured it out in there.

Listen, maybe we could have gotten away with his a few years ago but not in this market, honey. We need to compete and to do so, we need to be PERFECT! There are umpteen other properties on the market right now that are cleaner and move in ready for the same price. Why would a buyer chose yours? Unfortunately I do not see any reason to list until the home is completely repainted and professionally cleaned. I am not going to take this listing in the event you "may" get around to making this critical changes. I cannot spend one dollar marketing your home until you are READY to sell!
