I am loving this new tool from Claurus Market Metrics. I shows graphically the Real Estate market trends in all aspects like Days on Market, Supply vs Demand, Median Sold Price, Number of Expireds . . .

The Real Estate Market in Santa Cruz County is very diverse and really varies area by area. For details on a specific area/neighborhood contact me. Here is an overall view of market trends over a 1 year period in all of Santa Cruz County:

Median Sold Price Oct '08 vs Oct '09 Up 2%

Number of Sold Properties Oct '08 vs Oct '09 Up 22%

Months Supply of Inventory Down 68%

As you can see the number of sales has increased dramatically, while the median sale price is up just slightly year to year, about 2%. Months supply of inventory is also down dramatically from 10.4 months supply is October 2008 to only 3.3 month supply in October of 2009. The lower end of the market is really busy with multiple offers and over asking price offers commonplace.

Santa Cruz County, CA Mid Year Market Report

Here is a Mid Year Housing Market Report for Santa Cruz County. Here are some quick statistics for you, as our County is so diverse I have divided it up by neighborhood.

San Lorenzo Valley: $301,518 29

Scotts Valley: $641,667 16

Westside Santa Cruz: $693,612 26

East Santa Cruz: $674,639 18

Live Oak: $687,857 21

Capitola: $678,279 8

Soquel: $613,938 16

Aptos/Rio del Mar: $673,533 19

Amesti/Green Valley Rd: $294,171 17

Watsonville: $278,010 62

As you can see Watsonville leads by far with number of sales, followed by San Lorenzo Valley, they also have some of the lowest sale prices in the County that attract First Time Homebuyers and Investors. The Westside of Santa Cruz has a the highest average sale price and a high number of sales indicating a strong market there. Multiple offers are becoming common on well priced homes, and REO (foreclosures) have accounted for a high number of the sales in the Watsonville & San Lorenzo Valley areas, less so in Mid- Santa Cruz but there are quite a few that come up there as well. Capitola, CA 60th Birthday Party!

This weekend May 15-17th Capitola will be celebrating it's 60th Birthday. Friday night New Brighton Middle School will be hosting a Capitola History lecture as well as a silent auction.

Saturday in Capitola Village there will be a Pirate Treasure Hunt for kids and adults, dunk tank (always hilarious), live bands and free movie on the beach at dusk.

Sunday don't miss the Pie Eating contest, dedication of the new Tiki statue, and more live entertainment.

Capitola starts the Wednesday Night Twilight series June 24th with live music every Wednesday during the Summer from 6-8 pm, bring a picnic for the beach and enjoy the music!

Capitola, California - Best in the West!

Capitola, California a town of about 2 square miles and permanent population of 10,500 is located in Santa Cruz County and has recently been named one of the Top 20 Small Towns in the West by Sunset Magazine. I spent about half of my childhood on Capitola Beach and grew up in the area so I know it well. Growing up in a place like Capitola with it's natural beauty, architecture reminiscent of small Italian Beach towns, great waves, excellent food, small town everyone knows everyone feel it is easy to not understand and appreciate what you have, you take it for granted. After leaving at 17 for University and living other places, traveling the world I now know how lucky I am to have grown up in Capitola and Santa Cruz and to live here now.

Capitola Real Estate ranges from small beach shacks (525 SF) built decades ago to top of the line Ocean View designer homes, traditional suburban neighborhoods like the one surrounding New Brighton Middle School, some small newer developments, Ocean View condos . . . A variety of prices as well, some of the lowest being 2 bed/1 bath condos in walk to the beach locations at about $250,000 (they were selling for almost double that at the peak of the market). Some of the highest priced Capitola Real Estate is in Depot Hill, an area perched above Capitola Village fronted by lovely Victorians and home to some of the most beautiful Ocean View Properties in Santa Cruz. Another great neighborhood is the Jewel Box (many streets have names like Emerald, Opal, Garnet). Home prices range from $600,000 to 3 Million Dollars in this neighborhood.

Average Home Prices in Capitola are some of the highest in Santa Cruz County, making it hard for younger local people to get into the market here. With the price drop in the past couple years more locals are able to buy in Capitola and I think that has been a great thing for our community. With the variety of Real Estate available and activities for all ages Capitola really is one of the best places to live on the California Coast.

Santa Cruz 5th Most Expensive Rent in Nation

This is a follow up to a previous post I wrote about the Santa Cruz rental market in January. In a report that came out this week Santa Cruz has the 5th most expensive rents in the Nation! I know that we have a strong rental market but I was surprised at this. According to the study by the National Low Income Housing Coalition to afford an average rent 2 bedroom apartment a Santa Cruz worker must earn $30.58 per hour.

The most expensive metropolitan area, according to the report, is Stamford, Conn. A renter must earn $32.75 an hour to afford a two-bedroom apartment there. San Francisco ranked second at $31.88 per hour, followed by Honolulu at $31.37, Westchester County, N.Y., at $30.96, followed by Santa Cruz in 5th place at $30.58 per hour.

With these type of rents and home ownership affordability being the best in decades it is time to take a serious look at buying a home. Interest rates and negotiating buyer concessions are really helping people get into homes they could not have dreamed of owning 2 years ago.
