    Texas 2010 Home Sales are Really have not changed from 2009

    Recently the entire homes sales data was gathered to determine where Texas and individual cities compare to the prior year. Well the news for Texas is not all that bad. The Texas Real Estate Center at Texas A&M University reports that over 21,717 resale homes were sold in Texas this past June, 2010. The data was complied from the MLS system.

    The interesting fact is the months of inventory for homes in Texas is unchanged from the prior year and the median sale price is down slightly 1% to $153,300. Dallas is up 2%, Austin is up 4%, where as San Antonio, Ft. Worth, and Houston are all down. The average Months of Inventory for existing homes in Texas is 7.8, clearly a buyers market.

    Buying a home in Texas is ideal with low interest rates and enough inventory on the market that should satisfy the pickiest buyer. Prices in the Austin area have dropped a bit and the good homes are selling. The market still has some significant dead inventory on the market. Regardless if you are thinking of buying a home this year or next, now is the time to get out and shop.

    Americas Best High Schools - Austin Texas Schools Make the Grade. Again!

    US News has posted the national rankings of schools both public and private http://shar.es/mzqMS and Westwood High School in the Round Rock ISD has made the Silver List. Other Schools in the Austin area include Westwood High School in Eanes ISD and Lake Travis High School in the Lake Travis ISD.

    Westwood High made the list for International Baccalaureate program they have in place. This outstanding program allows students to be prepare for college and to earn college credit by taking IB courses. The IB program is globally recognized.

    Westwood is Round Rock ISD second oldest school in the district. Located on the west side of the district within the Austin City Limits houses some 2500 plus students. The Round Rock ISD has an open enrollment program and the other 4 high schools offer varied core programs to suit the needs of the growing student population.

    Texas Home Prices Have Lowest Risk of Decline

    A new study from the Real Estate Center at Texas A&M explains how and why the housing market for Texas was better off than other states during the recessionary downturn. The report also points to factors that the Texas economy should continue to improve and out perform other states in the coming month.

    "Texas' lower-than-national-average housing cost is one reason for the state's higher-than-national-average growth rate," said Dr. Ali Anari, a Center research economist and one of the study's authors. "When Texans are able to spend more on nonhousing goods and services, the state's economy is strengthened and more people attracted.

    "These results illustrate one of the key reasons the Texas economy outperforms the United States in terms of job growth almost every year," said Center Chief Economist Dr. Mark Dotzour. "The fact that Texans pay less of their income for housing means they have more to spend on other things that add to the overall quality of life. Texas offers a lower cost of living than many places in the United States.

    "This allows Texas employers to be able to attract workers at a reasonable wage rate that allows them to compete successfully in the global economy," said Dotzour.

    According to the Real Estate Center, Texas data for the study came from the Dallas-Fort Worth and Houston-Galveston-Brazoria metro areas because they are among the major metropolitan areas for which consumer expenditure data are available. These two metros accounted for 60.3 percent of Texas labor force last year and 64 percent of Texas GDP the previous year.

    "Houston and Dallas consumers spent the smallest shares of their incomes on shelter in 2008 (18.6 percent)," said Anari.

    The two Texas metros in the study had virtually no increase in their shelter expenditure shares from 1987 to 2008. Houston's share rose 1 percent while Dallas' share increased 2.2 percent. For more information on the study's findings, read the Center's news release.

    National Housing - Are we at the BOTTOM and Looking Up?

    A New Homes report from the (Houston Business Journal) is showing that new home sales surged 26.9% from February 2010 to March 2010, according to the Department of Commerce. One of the largest gains in a one month period with a 23.8% increase for new home sales year over year. The current inventory of new homes on the market is running 6.7 months with 228,000 homes as of the end of March. All indications are showing the reason for the spike was due in part to home buyer credit expiration looming and better weather.

    Will the spike continue upwards after April 30th? All indications are showing with the increase of jobs the housing market should continue to gain during this peak selling and buying season. Employment growth in the industries of government, education, health services, and leisure and hospitality industries contributed to the further strengthening of the Texas economy. Education, health services, leisure and hospitality, along with government sector added more jobs to the Texas Economy from March 2009 to March 2010.
